Renovation of a mixed-use development in Woonsocket, Rhode Island. Completed plans call for the renovation of a educational facility; and theater / auditorium.

The Woonsocket Education Department will receive sealed proposals for the RENOVATIONS AND IMPROVEMENTS TO THE WOONSOCKET HIGH SCHOOL AUDITORIUM located at 777 Cass Avenue, Woonsocket, RI. Proposals should be submitted to and addressed as follows: Brad Peryea, Director of Finance and Administration Woonsocket Education Department 108 High Street, Woonsocket, RI 02895 RE: "Woonsocket High School Auditorium Renovations and Improvements" All questions regarding this Request for Bids must be received by Thursday, August 1, 2024, at 4:00 PM EST, to RGB Architects, Ashley Carrig at acarrig@rgb.net. Questions will be answered as formal addenda to be posted no later than four (4) days prior to the bid due date. Bid security, in the amount of five percent (5%) of the proposal, must accompany each proposal in accordance with the Instructions to Bidders. Bid proposals must also be accompanied by a Letter of Intent. The successful Bidder will be required to furnish a Performance Bond and a Labor and Materials Payment Bond (AIA Document A312), each in the amount of 100 percent (100%) of the contract price. No proposal may be withdrawn for a period of sixty (60) calendar days subsequent to the date of the bid opening. The School Committee reserves the right to accept, or reject without prejudice, any or all proposals or to waive any irregularities therein, or to accept the bid deemed to be in the best interest of the Town of Woonsocket. It is expected for AIA Contract A101-2017 to be executed between the General Contractor and Owner within seven (7) days following the acceptance notice of the bid by the Owner. The General Contractor shall agree to commence work within seven (7) days upon award of the contract. The Woonsocket Education Department is "An Equal Employment/Opportunity Affirmative Action Employer" The planned date of Substantial Completion is December 31, 2024. *Note- Proposals for this solicitation are to be received by the Owner. Proposals received after the stipulated time will not be accepted. Postmarks will not be considered. It is the sole responsibility of the proposer to ensure that their proposal arrives on time at the designated place. The bid opening will be public, immediately following the submission deadline. MBE (7.5%), WBE (7.5%) Scope of work includes: 1. Interior renovations and theatrical improvements to the existing Woonsocket High School auditorium: a. Selective demolition will include, but not be limited to, floor and wall finishes, lighting fixtures, fire curtain, hollow metal door hardware, and concrete floor trenching, b. New work will include, but not be limited to new wall finishes, selective floor finishes, and acoustical wall panels. Patch, repair and refinish existing ceiling and floor from removed fixed seating, installation of new house lighting fixtures, fire curtain, concrete infill, installing a universal access platform, installing a guardrail system, and adding walls for a new control booth, and hollow metal door hardware and selective ADA door open operators. c. Contractor to coordinate associated work and scheduling with Owner. The Owner is competing the following work: 1) The owner is to complete abatement and chair removal prior to the construction. 2) Owner to furnish and install auditorium chairs, carpet flooring, wall base, and associated flooring transitions at carpet.. 3) Owner to schedule an inspection of the existing mechanical system for balancing bearings, motors, etc. to be fully operational.
