New construction of a residential development in Windsor, Ontario. Completed plans call for the construction of a 4,300-square-foot, two-story above grade, one-story below grade, two-unit residential development.
The scope of work in this RFPc is outcome oriented. The Proponent is required to achieve the below listed outcomes: a. Construction of 1 semi-detached dwelling with 2 ADUs per each half of the building including all architectural, mechanical, electrical, plumbing, landscape, civil, etc... work as shown on Issued for Construction (IFC) drawings and specifications. b. The Proponent shall manage/oversee all trades required to construct the proposed development as per the provided Issued for Construction (IFC) drawings. c. The Proponent shall coordinate with the Owner and Consultants to work toward Value Engineering solutions to add value and minimize cost throughout the construction. d. The Proponent shall take all necessary measurements and meticulously follow all details to ensure the final product meets or exceeds the requirements for a Passive House Building and obtains Passive House Certification through Passive House Institute. e. The Proponent shall be responsible for scheduling inspections and closing multiple building permits.
