Renovation of an educational facility in South Windsor, Connecticut. Conceptual plans call for the renovation of a 7,500-square-foot educational facility.
On July 1, 2024 the Town of South Windsor Capital Projects Committee approved funding for the replacement of the final phase of a multi-year roof replacement project at South Windsor High School. Under the request and direction of the Town of South Windsor Public Schools the Garland Company, Inc., performed a site inspection of the existing roofing system above the library at South Windsor High School. On July 11, 2024 the inspection report was submitted to the Town of South Windsor Public Schools and is included as Appendix B. Questions regarding this request for proposals should be directed to Mr. Darrell Crowley, Director of Facility Operations, Email: dcrowley@swindsor.k12.ct.us Questions must be submitted by Wednesday, August 14, 2024 by 2:00 p.m A partial roof replacement of approximately 7,500 square feet at South Windsor High School located at 161 Nevers Road in South Windsor, Connecticut. An alternate to replace the skylight will be requested. The existing roof system consists of a modified bitumen built-up flood and gravel and EPDM roofing systems installed in 1991. The intent is to replace utilizing a 2-ply mineral capped modified sheet adhered in cold adhesive with a 30-year warranty. An infrared roof moisture survey will be conducted. If results prove to be relatively dry (<25%) The Town of South Windsor Public Schools may consider recommended roof replacement approach submitted by the Garland Company, Inc. The Town of South Windsor Public Schools has retained a hazardous materials consultant to provide all sampling and testing of roof materials associated with this project. Proposing firms shall not carry this cost in their proposals. The Total Project Budget is $876,000 which includes escalation costs. The selected Architect will be responsible for designing the roof repairs within this budget. Insurance Requirements The Architect shall secure and maintain the following minimum insurances at their own expense: 1. Commercial General Liability Insurance: $1MM per occurrence, $2MM general aggregate. 2. Automobile Insurance: $2MM combined single accident for bodily injury, death of any person, and property damage arising out ownership, maintenance and use of owned, hired or non-owned autos, along with any other statutorily required automobile coverage. 3. Workers' Compensation: As required by the State of Connecticut, with Statutory limits, and Employer's Liability coverage with a limit of no less than $500,000 each accident, $500,000 by disease/each employee, and $500,000 bodily injury, disease aggregate. 4. Professional Liability Insurance: $1MM per claim, $1MM in aggregate. If the architect maintains broader coverage and/or higher limits than the minimums shown, South Windsor Public Schools requires and shall be entitled to the broader coverage and/or the higher limits maintained. 5. The South Windsor Public Schools and the Town of South Windsor shall be named as additional insureds on the Commercial General Liability and Automobile Insurance policies. The method of Contractor Selection has not been Determined at this time.
