Colliers Project Leaders Inc. Inc. is a Project Management Service Provider (PMSP) retained by Ontario Infrastructure and Lands Corporation (OILC, IO) under the contract. Colliers Project Leaders Inc. acting as Owner on behalf of its client, OILC is seeking to prequalify an Electrical Contractor (Proponents), who will act as the General Contractor for the project 1099240-273959 . Colliers Project Leaders Inc. invites Electrical Contractor to submit submissions for the above-referenced project in accordance with the terms and conditions of this Request for Prequalification (RFPQ). The Ellen Fairclough Building is a 15-story office tower, with 3 levels of underground parking and a mechanical penthouse providing roof access. It has a total of 265,448 SFT floor spaces and was constructed in 1981, with multiple renovation/retrofits of areas. The building is located at 119 King Street West in downtown Hamilton. The building is interconnected with the Hamilton Convention Centre. The building is leased by Infrastructure Ontario and the Hamilton Convention Centre is owned and operated by the City of Hamilton. 1094897-273578 Emergency Lighting Upgrade-119 King St W, Hamilton - Ellen Fairclough Building - Building # B20603 Intent of the project is to provide Emergency Lighting throughout the building with an average level of not less than 10 lx at floor and the minimum value of the illumination required shall not be less than 1 (x. 60 new lights to be added, 190 lights to be replaced and the lights shall be connected to emergency power. 1094900-273581 Fire Alarm System Upgrade Renewal 119 King St W, Hamilton Ellen Fairclough Building - Building # B20603 The intent of the project is to repair the Fire Alarm System as recommended by the FLS study. (1) Replace the FACP and annunciator including programming and verification. (2) Additional notification devices (speakers, strobe lights) to be provided throughout the building, additional fire detection to be provided at stairwells, manual pull stations to be replaced to permitted heights. Fire Alarm system should be replaced with a non-proprietary fire alarm system and associated field devices. Conduit and wiring to be reused and replaced, if required. 1087597-273392 Security System - Access Control - Card Access System - 119 King St W, Hamilton - Ellen Fairclough Building - Building # B20603 The project scope includes the Access Control System and Keying System upgrades per the recommendations provided in the study. The Access Control System shall be upgraded with a new headend, new card readers, and other devices where required. The project will provide 6000 new cards and will have new cabling for the card readers. The Keying System will include the replacement of the cylinders, implementation of Key Management System, and electronic key dispensing cabinets. 230168-274387: Install Code Blue Emergency Call Stations-119 King St W, Hamilton - Ellen Fairclough Building - Building # B20603 The intent of this project is to supply and install 4 new Code Blue Emergency Call stations at the Ellen Fairclough Building (B20603) in Hamilton, ON. Code Blue Emergency Call Stations to be installed at the Underground Parking garage levels P3 and P5 with a unit mounted at locations determined on site adjacent to each Elevator Lobby Door. Contractor to install 4 new Code Blue Emergency Call stations with all applicable accessories for full functionality 1099240 273959 Controls and Instrumentation-BAS (Building Automation System) Renewal - 119 King St W, Hamilton - Ellen Fairclough Building - Building #B20603 The intent of the project is to replace Controls and Instrumentation-BAS at the Ellen Fairclough Building. Contractor shall remove existing BAS panels and supply & install a web-based BAS. New graphics, programming and sequencing will be implemented. New BAS backbone shall be installed throughout the building along with new filed controllers. BACnet IP and BACnet MS/TP protocol should be considered to create compatibility and integration between new and existing equipment. All controllers shall be open and accessible through the Niagara Platform allowing IO and IO third parties to configure controller/platform software and shall comply with Niagara N4 Licensing requirement.
