Renovation of an educational facility in Berkeley, California. Completed plans call for the renovation of a educational facility.

The selected Construction Manager will work at the direction of the university's representative to manage and coordinate the preconstruction, construction, commissioning, and closeout phases of the project. Responsibilities will include all aspects of project delivery including early scoping, estimating, budgeting, budget management and forecasting, design team management, plan review, permitting, value engineering, design review, constructability review, project scheduling, project delivery method analysis, general contractor procurement, construction trade coordination, change order review and analysis, submittal reviews, RFI reviews, meeting notes, and other services as required. The selected Construction Manager shall collaborate closely with Capital Projects on issues including, but not limited to, university standards, policy compliance, design and environmental review, architect and contractor performance, contract requirements, approval of payments, and representation of the university during construction. Submitting firms should propose a conceptual staffing model and organizational chart for the project. Capital Projects will determine final staffing and relationships. Due to the technical nature of the project, submitting firms should demonstrate experience and technical knowledge, by both the firm and the individuals being proposed, in managing projects of similar size and complexity, including projects involving major utility infrastructure and improvements on dense urban campuses. Several project delivery methods and contract types are anticipated. The project delivery method may include CMGC at Risk with a GMP, design/bid/build, and Design/Build contracts or combination of delivery methods. The CM may be asked to recommend project delivery types to the university for specific project elements. The selected firm shall work collaboratively with the University, the University's selected CMGC partner, and Executive Design Professionals to maintain the project budget and scope, participate in value engineering, and recommend actions to maintain the project schedule. The selected firm will work collaboratively with the Capital Projects Project Manager in managing and coordinating the preconstruction and the construction phase of the project. Deadline for questions: no later than 2:00p.m. Pacific Time on 08/05/2024 Estimated Construction Cost: $200M-$600M The project is currently completing the Detailed Project Programming phase (DPP) for Phase 1 of the project. The Schematic Design phase is scheduled to start in July 2024. Construction of phase 1 is anticipated to start late 2025 - early 2026 and complete/commission in 2028/2029.
