Please note that the district will select the successful firm based on the best interests of the district, all factors considered. The district reserves the right to reject any or all proposals, waive minor irregularities and informalities, and make the awards in its best interest.In the event the district and the GC/CM fail to negotiate a MACC for the project, the negotiation process will be terminated, and the compensation made during the preconstruction phase shall represent full and final payment for all work performed. The district may then begin negotiations with the next highest ranked firm and continue until an agreement is reached or the process is terminated. The district also reserves the right at its sole discretion to revert to a competitive bidding process at any time. Proposers shall furnish a bid guarantee in the form of a bid bond in a form acceptable to district, a certified check, or cashier's check payable to district in the amount of at least five percent (5%) of the total of the Preconstruction Services not-to-exceed amount, Specified General Conditions and Fixed Fee. district reserves the right to hold the bid guarantees of all proposers until the successful proposer has entered into the contract and furnished the required bonds and insurance certificates, or for a period of ninety (90) days, whichever occurs first. Seattle, WA 98134-1923 Phone: (206) 252-0566 E-mail: contractingservices@seattleschools.org The City of Seattle Department of Neighborhoods Landmarks Preservation review of the Window Assessment report and any expected mock-up installations will occur in the first quarter of 2025. To minimize the impact to classroom instruction, the project is planned as a two-phase project. Destructive investigation or construction work will be scheduled during student non-occupied times including, holidays (winter, mid-winter and spring) breaks and summers. The PHASE 1 construction period could start as early as the summer of 2025 and the PHASE 2 construction period must be completed by summer 2026. The benefits and challenges of a one-year or two-year construction cycle will be discussed with the selected the GC/CM firm. The district has received approval from the Capital Projects Alternative Review Board – Project Review Committee (CPARB-PRC) for the use of General Contractor/Construction Manager (GC/CM) procurement for this project. The GC/CM will be working with Miller Hayashi Architects led by principal architect Laura Maman and project architect Amanda Anderson.
