The County of Kalamazoo is seeking proposals from experienced and qualified professional design firms to provide architectural design, structural engineering, construction documents and bid preparation consulting services, and construction engineering for the construction of one (1) parking structure to be located in downtown Kalamazoo, Michigan. Preliminary Design and Consultation o Review and build on the pre-schematic drawings and cost estimates provided by Mission North and Rich & Associates Parking Consultants. o Conduct an on-site assessment to understand the project needs, constraints, and opportunities. o Work closely with a steering group comprising representatives from the City of Kalamazoo, Kalamazoo County, and Metro Transit to refine project goals and requirements. Architectural Design o Develop detailed architectural plans that include a ground-level plan, typical floor plans, and a roof-level plan. o Ensure the design incorporates a helical ramp for flat floor construction. o Consider future fortification of pylons for additional office space construction. o Incorporate safety features to provide a high level of personal safety within the facility. Engineering Services o Provide structural engineering design for the parking structure. o Include provisions for a snow melt boiler system, retail space (cold, dark shell), and other necessary utilities. o Plan for future expansion and flexibility in the design to accommodate potential additional floors or alternative uses. o Ensure the design meets all relevant building codes and regulations. Site and Environmental Assessment o Conduct necessary site surveys, including utility mapping, soil testing, and environmental impact assessments. Owner has already conducted Phase I, Phase II, and NESHAP assessments. These will be made available upon request. Fishbeck informed the owner that minimal remediation is necessary. o Plan for site remediation and utility relocation if required. Cost Estimation and Budgeting o Provide a detailed cost estimate for the construction, including a breakdown of costs for materials, labor, and contingencies. o Estimate the operational and maintenance costs on an annual basis. o Develop a financial model to assess the revenue potential and return on investment. Project Management and Coordination o Coordinate with local authorities and stakeholders to ensure the project aligns with community needs and urban development plans. o Develop a detailed project timeline, including key milestones and deliverables. o Provide regular updates to the steering group and stakeholders. Sustainability and Innovation o Integrate sustainable design practices to minimize the environmental impact of the construction and operation of the parking garage. o Explore innovative parking solutions and technologies to enhance user experience and operational efficiency. Final Deliverables o Comprehensive architectural and engineering plans ready for construction. o A detailed cost estimate and financial model. o A project timeline with key milestones o A strategy for next steps, including permits, contractor selection, and construction oversight.
