Renovation of a mixed-use development in Goldsboro, North Carolina. Completed plans call for the renovation of a military facility.

A. Scope: The work covered by these specifications consists of furnishing all plant, supervision, labor, equipment, materials and incidentals necessary to perform all operations required to complete the work, all in accordance with these specifications and the applicable drawings, and subject to the terms and conditions of the contract. B. Location: The existing Express Store is located on the corner of Edward and Cannon St. Seymour Johnson AFB, North Carolina. The interior renovations will update existing decor and fixtures to current criteria and will provide customers with a clean, modern environment consistent with AAFES standards. Exterior: o Add new monument sign at corner of Edwards and Cannon St. MPA: o Remove VCT flooring and vinyl base. Seal concrete and replace vinyl base. MPA Office: o Remove carpet flooring and vinyl base. Replace carpet with AAFES standard flooring and new vinyl base and paint. MPA Employee Restroom: o Replace all fixtures, replace tile flooring and walls with AAFES standard tiles and paint ceiling. MPA Employee Breakroom: o Employee Breakroom - Remove VCT flooring and vinyl base. Replace flooring with AAFES standard, new vinyl base and paint. Janitor's Closet: o Replace mop sink. Remove tile flooring and wall tile and replace with AAFES standards. Eddie Pepper QSR: o The attached plan show the proposed location for a new Eddie Peppers QSR to be located where the current Snack Avenue support and Hunts Brothers prep area is located. The Eddie Peppers front counter can either face a corridor off the retail sales floor or the wall facing the retail sales floor can be demolished to create a new opening for the counter to face directly towards the retail sales area. To create this opening will require structural support to carry the load as it is a load bearing wall with CMU. A structural Engineer has not reviewed the project and will be required to evaluate the condition. the express store is approximately 12,500 sf and consists of a vestibule, main sales area, mpa and an auto service shop. the retail sales floor has a snack avenue, island checkouts near the entrance vestibule, a class vi area and both a walk-in cooler and freezer. the exterior is mainly brick veneer over structural metal stud framing with ribbed metal panel at the overhanging canopies. the veneer is medium to dark shades of red and the metal panel is dark bronze. the fascia and coping trim and storefronts are dark bronze anodized. summary of project work exterior . repaint exterior dark bronze metal soffit . refurbish gas monument sign interior sales area: . add qsr food options (concept plan provided showing possible locations) . relocate entrance to be centered on gas pumps along the north end of building . incorporate new fixture plan from md including new inline checkouts and snack avenue. . upgrade walk-in cooler and freezer doors and replace cooling equipment with new. no changes to occupancy, nor change to egress or combustibility. Addendum #1 has been issued as of 8-19-2024.
