Cleveland Metroparks is seeking to partner with a Construction Manager at Risk ("CMR") firm to provide Construction Services for The Gordon Park Improvements Projects (the "Project") for a multi-year period. The Projects will range in complexity from small simple projects to large complex projects with varying budget amounts. The level of assistance will vary per project. The number of projects awarded will also vary from year to year. There will be no guarantee of work or work level and frequency. The selected firm will be contracted on a per project basis and Cleveland Metroparks reserves the right to choose other Construction Manager firms as desired. The selected firm will be representing the Cleveland Metroparks in terms of professionalism, competency, and friendliness, and Cleveland Metroparks expects all its team members including consultants to adhere to Cleveland Metroparks' core values: The selected Construction Manager, in partnership with Cleveland Metroparks and the Design Team will develop pricing for the design, will develop construction means and methods, will identify long lead items and procurement obstacles and will construct the Project. The Construction Manager work items shall include, but are not limited to, the following: Design Phase Coordination - regular design review and development of cost implications (estimates) during the design process with the project team to ensure the Project's compliance with budget. Design Assist Coordination - Self-perform or engage a qualified subcontractor for the development of means and methods relative to critical components of the project. Design assist services will be paid for and the contractor or subcontractor, if selected through a competitive selection process, may have the ability to self-perform the work for which they assisted through the design process. Construction Phase - provide construction sequencing for project, conduct construction progress meetings, pre-construction and pre-installation conferences, record and distribute meeting minutes to the Project team. Coordination and collaboration with Cleveland Metroparks skilled trades and site construction staff for potential portions of the construction (i.e. electrical, plumbing, framing, etc.). Development of as-built drawings and close-out documents. Seamless communication with and regular updates with Cleveland Metroparks and the Design Team to ensure timely updates are provided to the community Project Location :The project site is located in the Cleveland Metroparks' Lakefront Reservation in Cleveland, Ohio. See Attachment B for a site map and site photographs. Project Budget :Cleveland Metroparks has established the following preliminary budget for the project of $8,000,000 through the first phases of work related to the priorities identified by the master planning process; but the budget could grow to $25,000,000 for the full breadth of work potentially delivered through RFQu #6867. The budget is subject to change Firms must comply with all applicable federal and state laws and regulations pertaining to Equal Employment Opportunities. Firms shall be responsible for the collection of and payment of all sales and other taxes that may be applicable.
