Renovation of an educational facility in Junction City, Kansas. Completed plans call for the renovation of a educational facility.

Geary County USD 475 is soliciting proposals for the replacement of two Aerco Modulex hot water boilers. Scope of Work o Submittals required and based upon the following equipment: Lochinvar WHB399N, or district approved equal. o Removal and disposal of existing boilers, pumps, piping, and controls as required for the project. o Provide and install Lochinvar, or approved equal, 96% efficient boiler/boilers. o Provide and install low water cutoffs, flanged water isolation kits, and magnetic dirt separators, as required for the project. o Modify existing water piping as required for the project. o Modify existing natural gas piping as required for the project. o Modify existing flue/intake piping as required for the project. o Modify existing line voltage electrical as required for the project. o Provide and install BACnet MSTP cards on new boilers. o Integrate new boilers into the Honeywell BMS, providing all programming, graphics, alarming, and trending. o Factory certified startup and commissioning. 1. The bid must be submitted wholly by one (1) contractor who will assume all responsibilities for the completion of the awarded Contract. The name of prospected subcontractors, if any, must be submitted with the bid. The district representative must be notified of subcontractor names by the time of the award notification. 2. Contractors are also responsible for obtaining all necessary permits, fees and licenses required to complete this project. Costs for drawing approval and permits are to be included in the Contractors bid. All work is to be installed and completed according to the requirements of those City codes as well as State safety, health, fire and building code requirements. 3. The contractor is required to study the scope of work and specifications and to determine what unforeseen events may occur during construction, and to satisfy himself that all such matters are covered in their bid amounts. Complete accuracy of the scope of work and specifications is not implied or guaranteed. The Contractors failure to acquaint himself with all available information concerning sire conditions shall not relieve him from the responsibility of estimating properly the difficulty or cost of successfully performing the work. 4. Before submitting a proposal, the Contactor, his/her subcontractors and material suppliers shall study the scope of work and specifications and should any material or material installation be specified in a manner not approved by the material manufacturer, the district must be notified not later than seven (7) days prior to the date the proposals are due. Failing to do so, the Contractor shall, at no cost to the District, provide and install materials or equipment fully approved in writing by the manufacturer and approved by the District. 5. The Contractor will furnish materials and equipment that have been properly inspected and tested in accordance with accepted industry standards. 6. Geary County Unified School District No. 475 is tax exempt from all Federal and State taxes. A Project Exemption Certificate Number will be issued to the Contractor for use during the completion of this project. 7. The Board of Education may grant preference to a bidder domiciled in the School District as provided by law K.S.A. 72-6760. 8. The Contractor warrants to the district that, for one year after completion of the project upon written notice that defects in materials and/or workmanship have appeared in the work, that the Contractor will promptly correct such defects and correct the material or workmanship to the accepted condition in the original contract. 9. The Contractor will be responsible for the protection of the building and grounds during construction, and to provide substantial enclosures at all openings as necessary for protection. If fire exits are blocked for any reason, the Contractor will be responsible for providing occupants with an emergency exit in case of fire. 10. The Contractor will be responsible for the safety and protection of their own material and equipment stored on USD 475 property. 11. The Contractor shall not block the street entrance or impede normal on-street vehicle traffic or on-street parking without permission from the District. The Contractor will be responsible to provide barricades and other traffic control measures as needed if traffic flow or parking is impeded for any reason during the Construction period. The Contractor will replace, at their expense, any damaged walks, drives, or curbs by site entrance and construction. 12. The Contractor will furnish all transportation, tools, equipment, machinery, and appliances needed for the Project, and will be responsible for the safe, proper, lawful construction, maintenance and use thereof. 13. The Contractor warrants to the District that all materials and equipment furnished under this Contract will be new unless so stated in the contract, that work will be of good quality, free from faults and defects and in conformance with the Contract Documents. 14. The Contractor shall indemnify and hold harmless the District, their agents and employees from all claims, damages, losses and expenses incurred arising from the performance of work. 15. The Contractor shall cooperate with all other contractors who may be performing work on behalf of the Owner and to workmen who may be employed by the District, and shall conduct their operations as to interfere to the least possible extent with the work of other Contractors or employees. 16. The Contractor shall, always, keep the work area free from accumulation of waste materials or rubbish caused by their operations. At the completion of the work, he will remove all waste materials and rubbish from the site, as well as all tools, construction equipment, machinery and surplus materials, and leave the work "broom-clean." 17. The Contractor shall provide continuous competent supervision of all operations connected with the work, either by their own supervision or by assignment of their representative. 18. The Contractor will comply with all insurance requirements specified in the Special Condition and will maintain such insurance throughout the contract period. If subcontractors are used, the Contractor is responsible to require each subcontractor to secure insurance or to include subcontractors in their insurance. Failure of the Contractor to do so will not relieve him of any contractual responsibility or obligation. 19. The Contractor agrees that the District has the right to make modifications, changes and alterations in the arrangement or extent of the work without affecting the validity of the Contract. Except for minor changes or modifications which involve no contract price adjustment, changes or modifications will be requested by Change Order and authorized by the District. Requests for additional payment based on unauthorized changes or modification of the work will not be allowed. 20. The Contractor will employ persons who are competent to perform the work assigned to them, with adequate training and experience to do satisfactory work. If any worker is, in the opinion of the District, determined to be incompetent, disorderly, uses abusive or threatening language or otherwise conducts himself in a manner that is in conflict with the District's Code of Conduct while working on the project, the Contractor agrees to remove that worker from the job site. 21. Geary County USD 475 enforces a "Drug Free" policy. Under no circumstances will smoking be allowed in any building, premises or grounds owned by the District. Use of any illegal substance or use of alcohol while on District owned property, or working under the influence of any illegal substance or alcohol on any District project will be considered cause for immediate removal of that person from the project. 22. Before final acceptance, all parts of the work will be tested and shall be in good condition and working order or will be remedied at the expense of the Contractor. Tests will be conducted at the direction of the District. Any costs associated with or any damages resulting from those tests will be borne by the Contractor. 23. The completed work will be examined by the District to determine that all conditions of the contract and the Scope of Project have been met. The Contractor shall submit a notarized affidavit, stating that all subcontractors, contractors and other persons or firms who have furnished labor or materials for the work have been fully paid. 24. Contractors and Bidders are required to comply with Kansas Statute #44-1030 Chapter 44 Article 10, Kansas Acts Against Discrimination.
