he City of Princeton is eastern emerging edge of expansive growth in North Texas. The city desires a centralized recreation facility to meet the growing demands of the city where the population is growing at nearly 10% per year or more in terms of residents and rooftops. This project is part of the Parks and Recreation bond and fully endorsed to move forward with the outlined municipal bond funding sources. The project may fund in two portions, civil foundation and interiors depending on the direction of the City and bond advisors. The desire is to onboard a General Contractor [CM] to work through Pre-Construction services from SD through CD under a Target Value Design collective approach as an integrated team to help steer the design through construction budget, constructability, feasibility, early procurement and delivery approach for an early 2028 opening date. The intent is to completion design EOY 2025 and start construction in 2026. The intent is to locate the right partner and skillset to be proactive, aggressive with market costs and help drive overall lower-cost higher impact ideas and first cost / life-cycle cost comparisons with advisory efforts based on real-time pricing and project experience. Description of Project: Expanding on the latter part of the narrative in Section 1.1, The City of Princeton is is wrapping up the Schematic Design phase with Gensler Architecture as the design architect, Brandsetter Caroll as the design production, Aqueous [Aquatic Engineering], Kimley Horn [Civil] , HDLA [Landscape Architects]. The has some topographical opportunities and we anticipate a sizeball net import of fill to satisfy the requirement along with a drive crossing bridge to enter the and allow storm flow. The first phase will include all basic needs of the / building with a possible phase 2 for a extended outdoor park which could run in parallel. Target Project Vision & Target Project Success Factors: 85,000 SF+/- basis of design insulated concrete panel, metal panel, glazing curtain wall shell with all necessary work and parking under an economical but modern façade using proven building materials and techniques. Exposed concrete inside and out where possible. Accelerated project delivery, where possible, with long-lead material hedging Total Project Cost 60-70M including all Hard and Soft Costs. Current Program: 65,000 Interiors, 20,000 Aquatics Recreation Components: 2 interior wood multi-purpose courts, fitness, training kitchen [classes], work / meeting / party spaces, sauna, performance ramp, running tracks, offices, admin, kids area Aquatic Components: Interior vertical splash / slide structure(s), interior slides that penetrate envelope, lazy river, cold plunge, hot tub Digital Experience: digitized where feasible under specialty vendor scopes Core Shell: 1 passenger elevator, backup generator for shelter use only [not full redundancy] The project design meets weekly and we expect this GC/CM to be an active participant in these weekly discussions Iterative Budget Development Needs at 25%, 50%, 75%, 100% design milestones for Core Shell & Interior Build Standard AIA or comparable contracting forms as negotiate and finalized separately with the City Counsel PRE-BID FOLLOW UP S DUE: May 21, 2025 2:00 PM Proposals remain in effect for a minimum period of sixty (60) calendar as of the response date specified herein. Owner reserves the right to accept or reject any and all proposals, in whole or in part, to take exceptions to parts of the proposals, and to request oral and/or written clarification of proposals. Firms may be excluded from consideration for failure to comply with the requirements of the RFP. Owner reserves the right not to award the contract to any firm.
