Material, equipment and tools and services for General and Electric Work for construction of: 1. Installation of Courtroom technology upgrades including AV equipment procured under separate contract and all electrical infrastructure and floor and wall finishes outlined. B. Division of the Work among Subcontractors and trades: Without limiting the force or intent of any portion of the General Conditions, refer to Sections 1.2.3 and 1.2.4 thereof. CONTRACT METHOD A. Contracts: Contracts for All Construction shall be a single prime contract. B. Each Prime Contractor shall be responsible for all work referenced to them, all necessary coordinative work and all work normally associated with their trade(s) regardless of the location of such work within the Contract Documents. C. Areas of prime responsibilities: Without limiting the extent of the general responsibility stated immediately above the following areas of the documents, as indexed in the Project Manual, cover the responsibilities normally part of the work of each Prime Contractor: 1. Bidding Documents, Conditions of the Contract, Contract Forms, and Division 1 shall be applicable to each branch of the Work. 2. General Contractor: a. Drawings: All inclusive b. Specifications: All Divisions inclusive. 3. Electrical Contractor: a. Drawings: All Inclusive b. Specifications: All Divisions inclusive. WORK HOURS A. All work on this project shall occur during off-normal business hours: 5:00 p.m. till 5:00 a.m. TIME OF COMPLETION A. All work on this project shall be completed Four Hundred Eighty Seven [487] days from the date of the "Notice to Proceed" or Contract signing date if they coincide. PRODUCTS FURNISHED BY OWNER AND INSTALLED BY CONTRACTOR A. Products furnished and paid for by Owner: 1. None. B. Owner's Responsibilities: 1. Arrange for and deliver shop drawings, product data, and samples to Contractor. 2. Arrange and pay for products delivered to site. 3. On delivery, inspect products jointly with Contractor. 4. Arrange for replacement of damaged, defective, or missing items. 5. Arrange for manufacturers' warranties, inspections, and service. C. Contractor's Responsibilities: 1. Review shop drawings, product data, and samples. 2. Receive and unload products at site; inspect for completeness, for damage jointly with Owner. 3. Handle, store, install and finish products. 4. Repair or replace items damaged by Contractor's Work. WORK SEQUENCE A. Construct Work in following stages to accommodate Owner's occupancy requirements during construction period; coordinate schedule and operations with Engineer: B. Prior to occupancy, execute Certificate of Substantial Completion for designated areas. C. Existing occupied area within the area of the Work will be vacated by Owner to permit the Work to be performed in that area. Construct Work in coordination with Owner's requirements as directed by Owner. OWNER'S OCCUPANCY A. Typical Owners Hours: 1. Owner's business hours are 7:30 A.M. to 5:00 P.M., Monday-through Friday. 2. Owner will occupy premises during entire period of construction for the conduct of his normal operations. Coordinate with Owner to minimize conflict and to facilitate Owner's operations. 3. Perform the Work with a minimum of disruption by noise, odors, dust or other disruptive causes to Owner's normal operations. Notify Owner 24 hours in advance, of any operations causing noise, odor or dust. Coordinate with Owner and provide barriers and separations as necessary to protect adjacent occupied areas from noise, dust or other disruptive activities. 4. Contractor shall include daily cleanup in the bid for the work, such that each workspace is left in business ready condition at the end of every shift. No equipment, tools, or construction debris shall be left in the work area anytime after the completion of a work shift. B. Typical Owners After Hours: 1. In order to fully accommodate Owner's occupancy, and to meet completion date, Contractor shall work on an overtime basis, if necessary, without additional cost to the Owner. 2. Owner's non-business hours are 5:00 P.M. to 7:30 A.M., Monday through Friday, and all day Saturdays and Sundays, and on legal holidays observed by Owner's employees employed at the Site. 3. Each Contractor shall work during Owner's non-business hours without additional cost to Owner for the following types of work that would cause disruption or cessation of Owner's activities during Owner's business hours. a. Use of elevators for moving of materials. b. Noise-generating work involving jack-hammering, powder-actuated tools, drilling through concrete and masonry, loud hammering and other noisemaking operations. c. Dust or odor-generating operations. d. Authorized interruptions of utilities required for performance of the Work. C. Security of Premises: Each Contractor shall control the whereabouts on Owner's premises of all personnel involved in the Work for security and safety purposes. Cooperate with Owner's personnel and Owner's security personnel. D. Do not reduce or diminish fire alarm, fire exiting, fire-fighting access, or fire protection for building occupants, at any stage of construction, to less than that existing at the start of construction. Do not interrupt plumbing, fire protection, HVAC or electrical systems in existing building at any time unless authorized by Architect or Owner. Refer to Section 01500 for temporary plumbing, fire protection, HVAC and electric in areas of new construction. Do not interrupt electrical systems that power computers or other sensitive equipment unless authorized by Architect or Owner. Each Contractor shall be responsible for costs incurred by Owner for losses caused by that Contractor's unauthorized interruptions to elevator and utilities. Electrical contractor shall cap/clean all smoke detectors as needed to maintain system during project. CONTRACTOR USE OF SITE A. Perform Work at site in areas permitted by law, permits, and Contract Documents. B. Do not unreasonably encumber site with materials or equipment, and do not load structure with weight that will endanger structure. C. Assume full responsibility for protection and safekeeping of products stored on Site. Obtain and pay for use of additional storage or work areas needed for operations. D. Use of site: Exclusive and complete, for execution of Work, except access for utility work or, if notified by Owner, Owner's Contractors for other than this Work or Project. E. Limit use of site for Work and storage: 1. Do not block or interfere with vehicular or pedestrian access to any buildings or other portions of site required for conducting Owner's normal operations. 2. Perform the Work with a minimum of disruption by noise, odors, dust or other disruptive causes to Owner's normal operations. 3. Provide access for utility work or, if notified by Owner, work of Owner's other Contractors. 4. Coordinate with Owner and Architect prior to storing materials and equipment within building, except at areas designated on Drawings. 5. Security precautions within Police Department and other restricted areas of existing building. 6. Each Contractor shall provide photo-identification badges for all their construction personnel, and the badges shall be worn to be readily identifiable by Police or other Owner-designated personnel at all times. 7. Construction personnel shall check in and out with Police or other Ownerdesignated personnel at all times when entering or leaving Police Department or other restricted areas of the existing building. 8. Construction personnel shall at no time communicate with or have any contact with persons in Police custody. COORDINATION A. The Lead Contractor shall schedule and coordinate work of all trades including other Prime Contractors. He shall direct arrangements for storage of materials. He shall coordinate and expedite the work of all trades so that progress of the project shall be kept on schedule and provide a dumpster as needed for demolition of materials and provide a coordinated project schedule for this project. B. All Prime Contractors shall coordinate their work with adjacent work, cooperate with one another and with other trades to facilitate general progress of work, and shall afford each other every reasonable opportunity for installation of their work and storage of their materials. FIELD ENGINEERING A. Each Contractor shall employ and pay for services of licensed surveyor to layout work required by Contract Documents. B. Lead Contractor shall maintain well-built batter boards at corners. Establish and safeguard benchmarks in at least two widely separated locations. As work progresses establish benchmarks at each level, layout partitions accurately on rough floors as guide for trades APPLICABLE CODES AND REGULATORY AGENCIES A. The "Ohio Building Code" (latest edition) including all amendments as administered and modified by the local building department having authority in the area of this work shall govern in addition to any other code authority indicated in the Specifications. B. Specified requirements in excess of requirements of codes referenced herein shall take precedence over codes referenced herein. C. The repetition of or reference to any portion of codes referenced herein shall not negate any unrepeated or unreferenced portions of codes referenced herein. D. Requirements of The Occupational Safety and Health Administration (OSHA) and The Environmental Protection Agency (EPA) that apply to work places and to building construction shall govern the Work in addition to any other code authority referenced herein. E. Requirements for persons with disabilities: Comply with building code referenced above and with The Americans with Disabilities Act Accessibility Guideline (ADAAG). PERMITS A. Refer to Supplementary Conditions. B. It shall be the responsibility of all Prime Contractors to apply for, obtain and pay all costs for all other plan examinations, permits, fees, and two inspections (including early morning additional costs), which may be required by local laws, ordinances, rules and regulations for each of their respective portions of the Work. C. Expedite obtaining of permits for fire protection, fire detection and all other permits so as not to delay installation of or coordination with the Work. D. File copies of all such permits and inspection certifications with the Architect. E. Comply with all requirements of the governing building authorities for procedures to be followed in preparation for obtaining occupancy permit. APPLICABLE STANDARDS A. Code Listing: Any reference to standards of any society, institute, association, or governmental agency which is part of the referenced Building Code shall comply with the edition date published in the referenced Building Code. B. Non-Code Listings: Any reference to standards of any society, institute, association, or governmental agency which is not a part of the referenced Building Code shall be the edition in effect at the time of opening of Bids, except as otherwise specifically stated in this Project Manual. C. In case of conflict between the published standard and the Contract Documents, the latter shall govern. The repetition of or reference to any portion of a standard shall not negate unrepeated or unreferenced portions thereof. D. No claim for additional compensation will be permitted due to failure to be fully informed of requirements of above references, or other published standards referenced in the Contract Documents. E. At the time of execution of the contract, the successful bidder shall certify it is properly licensed to perform all work as follows: (1) if performing a trades contract, shall be licensed pursuant to Ohio Revised Code Section 4740 as a heating, ventilating, and air conditioning contractor, refrigeration contractor, electrical contractor, plumbing contractor, or hydronics contractor. (2) if performing work regulated under Section 3737.65 of the Ohio Revised Code, be certified by the State Fire Marshal. (3) if performing work under any other trade, occupation, or profession licensed under Title 47 of the Ohio Revised Code, be licensed for that trade, occupation, or profession as provided in the Ohio Revised Code.
