For any questions or need for additional information, please contact individual listed below: Vincent Pastue, Special Projects Consultant 29450 Munro Avenue Gibraltar, MI 48173 Phone: 734-676-9021 E-mail: cityadmin@cityofgibraltarmi.gov The City of Gibraltar (City) is currently soliciting bids from commercial roofing contractors for the replacement of the City Hall roof located at 29450 Munro Street. Construction of City Hall was completed in 2003, therefore the roof is over 20 years old. Over the years, there have been some minor leaks on the south side of the building. The roof is approximately 93% (21,000 square feet) architectural asphalt shingles and the remaining 7% is a flat roof on the south side of the building. Scope of Work o The primary aspect of the project involves the removal of all asphalt shingles, entire synthetic underlayment and nails, o Removal and replacement of damaged decking as necessary. The bid shall include a per square foot cost for deck removal and replacement. The City's Public Works Supervisor, Bill Cain, will be the City's representative to determine whether removal is necessary or not. o Disposal of all material to a certified landfill. o Installation of new synthetic underlayment and shingles, water and ice guard, and other requirements under the Michigan Construction Code. The architectural asphalt shingles shall be brown to match the exterior facade of the building; a sample shall be provided and approved by the City prior to commencement of work. Acceptable shingles: Owens Corning - Duration, Certainteed Landmark Pro, and GAF-Timberline HDZ Lifetime. Roofing contractor must be certified by the shingle manufacturer. o For the steep slope roofing please make sure all ice guard is specified to be at least 2' inboard of all exterior walls and 6' at all valleys. Also ice guard from any penetration all the way to the eave, lapped properly. Manufacturers shingle offset and nailing pattern shall be followed (no racking). Install 24ga "W" style valleys stripped in with ice guard and properly lapped and sealed. Leave existing gutters in place, or remove and reinstall. All step flashing and counter flashing shall be replaced. Ice guard required at all side walls, rolled up the wall at least 6" before step flashing installation. o Remove and replace all eaves troughs and downspouts. o Flat Roof Segment - Remove all wall and curb flashings and drain targets. Cut relief cuts in field membrane at last every 10' x 10'. Install 8' x 8' sumps at 1/4" per foot at all drains. Install an additional layer of 2" rigid polyisocyanurate roof installation, mechanically attached to the existing steel deck. Install 1/2" per foot tapered saddle between drains and between drain and outside wall. Also 1/2" per foot crickets on the up-slope side of all curbs. Adhere 1/2" per foot primed gypsum cover board compatible with membrane manufacturers published specifications. Install 60 mil non-reinforced EPDM in accordance with manufacturers specifications for a fully adhered system. Terminate membrane at curbs with slip flashing and gasketed fasteners every 12" and 2" from each corner. Terminate membrane at side walls with termination bar and counter flashing. Re-set all drain rings with butyl sealant. Replace any missing or broken drain strainers. Take special care to not disrupt existing lightning protection system. Provide manufacturers standard 20-year NDL warranty, and contractors 5 year warranty. Include 2 years of preventative maintenance with 2 annual visits. * The City of Gibraltar reserves the right to accept or reject any and all bids or parts of bids and to waive any and all irregularities, informalities, inconsistencies, and to negotiate contract terms with the successful bidder, and to disregard all non-conforming, non- responsive or conditional proposals. The city reserves the right to accept any bid and price shall not be the sole determining factor.
