Demolition, site work, new construction and renovation of a mixed-use development in Vienna, Virginia. Completed plans call for the demolition of a library; for the construction of a library; for the renovation of a library; for site work for a library; parking garage; parking garage; parking garage; and parking garage.
The subject project includes two construction phases. Phase 1 is the build out of the temporary library and the final phase, Phase 2, is the demolition/replacement of an existing library including a new parking garage. The following paragraphs provide an expanded description of these project phases: Phase 1: Interior fit-out of an existing 2,800 square feet (SF) leased retail-type space that will function as a temporary library. Phase 1 scope of work (SOW) includes but is not limited to interior demolition, modification of interior layout, doors, interior finishes, plumbing, electrical, HVAC equipment/ductwork, new casework, systems furniture, and signage. Commencement of Phase 2 construction will be contingent on passing final building inspections and obtaining a certificate of occupancy for the temporary library. Phase 2: Replacement of an existing library. The Phase 2 SOW includes demolition of a 13,500 SF single story building and construction of a new 19,000 SF library at the same location. The new facility is designed to meet LEED Gold and Net Zero Energy. Phase 2 also includes a delegated design and construction of a 97,000 SF three-story parking garage. The SOW for the new library includes but is not limited to all typical building construction trade-work such as interior finishes, casework, equipment, mechanical systems/control/monitoring, plumbing. fire alarm/suppression, electrical, utility services, and related site work. Additional building features include solar tubes, a glass enclosed monumental corner, an outdoor plaza covered by a canopy, and a highperformance building envelope. Additional site features consist of a geothermal heating and cooling system, a Photo Voltaic (PV) solar panel system to the precast garage, salvaging and reinstalling memorial benches, and brick paver sidewalks. Due to the project's site constraints, onsite storage will require careful construction sequencing and procurement/staging, may require a significant level of off-site materials storage. All questions concerning this Prequalification Application procedure shall be submitted in writing to the Director, Building Design and Construction Division, using the following email address: building@fairfaxcounty.gov, and to be given consideration, such questions and concerns must be received at least seven (7) calendar days prior to the deadline for submittal of the Prequalification Application indicated in the Prequalification Application Instructions.
