Site work and new construction of a residential development in Indianapolis, Indiana. Completed plans call for the construction of a 1,325-square-foot, one-story above grade residential development; and for site work for a residential development.

New Construction Single-family Home in Indianapolis. New construction of a single-family home for homeownership, single story, 3 bedroom, 2 bath home per the attached drawings. Indianapolis Neighborhood Housing Partnership is the owner of the subject property and seeks to contract with a prospective bidder to fully complete the subject home. The general contractor selected will be responsible for every facet of the remodel building process. Once completed, homes will be leased to a person(s) earning no more than 80% of the area median income as described by HUD and is approved for the INHP Bridge to Homeownership program. BIDDERS WILL BE EXPECTED TO FOLLOW ALL INSTRUCTIONS IN THIS RFP AS WELL AS BUILDING THE HOME PER THE ATTACHED PRINTS INHP desires construction to start no later than November 30, 2024. The intention of this project is to provide a quality home, for homeownership, at an affordable price. This should be viewed as a basic home, finished as three bedrooms and two bathrooms. The selected bidder(s) will be responsible for reporting to INHP's Construction Project Manager. INHP will own the contract with the builder and be responsible for any payments, subject to Construction Project Manager approval for release of payment. Boundary Survey with rebar pins will be completed by True North Surveyors. True North Surveyors has committed to provide the winning Contractor a site plan for permitting and a house stake out for $600.00. The winning Contractor is not obligated to use True North Surveyors for a site plan and stake out but the Bid Sheet should only reflect $600.00 for the site plan and stake out. Per CEG, a gas main is available to connect to. o Floor coverings shall be LVP or equivalent with tile in bathrooms, laundry room and HVAC rooms. o Kitchen countertops should be laminate. o 1st floor ceilings must be a minimum of nine (9) feet in height. o Siding should be smooth finish cement board, no wood grain texture. o Existing concrete drives, curb cuts should be removed. o Driveway/parking pad to be asphalt per dimensions on site plan o Include all concrete flat work, including concrete pad for AC. o Security cage with locks should be installed with AC. o Mini blinds should be installed on all windows. o Visitability: New single-family houses are required to meet visitability standards, Visitable houses have at least; o One zero step entrance o Doors with at least 32" of clear passage o Portable ramp by developer at the rear zero step entry o Conditioned Crawl space to code o 6" Gutters o Active Radon System with 20 mil vapor barrier o Furnace should be gas if it is available in the street and 92% efficient or better o AC Should Be 14 SEER or better. o 50-gallon gas hot water heater o Delta or equivalent plumbing fixtures o Wire base shelving in closets and pantry o 4-1/4" wood baseboard o 2 Panel smooth finish interior doors o Single hung windows with Low-E finish and wood sill o Door hardware Kwikset or better o Crawl space to have one light and a sump pit with nearby power supply o Attic to have one pull chain light o Hose bib on south and west sides of house. o House numbers should be mounted on the front and back of house(if there is an alley) o Wall mounted mailbox on front of house o Serial numbers for all appliances, furnace, AC, and hot water heater will be recorded and cataloged. o Homes are to be built with Energy Star windows, appliances, water heater and HVAC system. o Provide stainless steel kitchen appliances, including a refrigerator, dishwasher, glass top range, and over-the-range microwave. o Contractors and Subcontractors must hold their pricing for the duration of the build unless unforeseen national or international economic events drastically effect pricing.
