Modernization of the elevator at its property at 179 Broadview Avenue in Toronto, a four-storey residential apartment building with a full basement. The building has 40 residential units and was constructed in approximately 1992. The building is equipped with a single five-stop hydraulic passenger elevator that is original to the construction of the building (approximately 32 years old). TIMELINE: A Request For Proposals from Consultants has been issued by the owner. The awarded proponent will Investigate the elevator and accompanying systems, including but not limited to: A review of the Vertical Transportation Due Diligence Report prepared by Solucore Inc. Investigate the elevator and accompanying systems. Provide a summary of recommended repair and replacement options to the Owner and Owners Representative including Class D cost estimates for each of the repair or replacement options presented. Meet with the Owner and Owners Representative to present the findings. Prepare detailed construction drawings, specifications, and documents suitable for building and other required permits. The Consultant is to undertake a review of the completed designs and tender package with the Owner and Owners Representative prior to issuing for tender.
