Renovation of a multi-residential development in Boston, Massachusetts. Completed plans call for the renovation of a 366-unit multi-residential development.
The Boston Housing Authority (BHA), Commonwealth of Massachusetts, invites qualified and experienced General Contractor (GC) firms and Filed Sub-Bidder (FSB) firms The total construction cost is estimated at $13,704,745. The following are FSB trades for this project (with estimated costs as indicated): Waterproofing, Dampproofing and Caulking ($523,400), Painting ($514,500), HVAC ($830,900), and Electrical ($346,300). This Request for Qualifications (RFQ) is the first part of a two-step RFP process as provided in M.G.L. c. 149, 44D1/2. Based on the SOQs received in this Phase I, BHA will select respondents it deems to be prequalified in accordance with the criteria set forth in the RFQ. In Phase II, the prequalified respondents will be invited to submit bids in response to an IFB which BHA anticipates to be issued in October 2024. Only GC firms and FSB firms prequalified for this project in Phase I will be permitted to submit bids in Phase II. The Boston Housing Authority is using this project funding to make improvements to windows and bathroom ventilation across residential units at the federally assisted Alice Taylor Apartments in 12 buildings (366 units). This investment would improve air quality, increase efficiency and improve resident comfort across the site through the replacement of existing windows and replacement of existing bathroom exhaust systems. The project consist of removing and replacing existing windows, removing and replacing of existing exhaust grilles, rooftop exhaust fan units, cleaning existing ducts, and Installing new ventilation to exterior as well as install new receptacles to serve future electrical oven/ ranges. The project will be phased and the buildings will be occupied during construction. . At the time a GC firm submits its SOQ, it must have a DCAMM Certification in the Contractor Category "General Building Construction" with a single limit greater than the $11,500,000 estimated construction cost and submit a copy of its Certificate of Eligibility and Update Statement with its SOQ. At the time a FSB firm submits its SOQ, it must have a DCAMM Certification in the Trade Contractor Category for which it is seeking to be prequalified and submit a copy of its Certificate of Eligibility and Update Statement with its SOQ. This required SOQ is different from DCAMM Certification, all GC firms and FSB firms must be prequalified for this project, even they are already DCAMM Certified in the contractor (trade) category for which they are seeking prequalification. The successful GC respondent must be able to obtain bonding for the full estimated construction cost. Women and Minority Business participation and minority work force goals will apply to this project. The successful FSB respondent must be able to obtain bonding for the estimated construction cost for the sub-trade work. Shortlist Confirmed Bid Result.
