Renovation of a fire / police facility in Washington, District of Columbia. Completed plans call for the renovation of a fire / police facility.
The District of Columbia (the "District") Department of General Services (the "Department" or "DGS"), is issuing this Invitation for Bids ("IFB" or "Solicitation") to solicit the services of a general contractor (the "Contractor") to provide professional design and construction services for the new Engine Company 17 ("EC17") located at 1227 Monroe Street NE Washington, DC 20017 renovations and general upgrades (the "Project"). Question Submission Deadline:September 13, 2024, 4:00pm All questions must be submitted via the online SCOPE The Department, on behalf of the District of Columbia Fire and Emergency Medical Services ("DC FEMS"), is issuing this IFB to solicit the services of a Contractor to provide professional design and construction services for the new Engine House Company House 17 located at 1227 Monroe Street NE Washington, DC 20017 ("EC17") renovations and general upgrades including, but not limited to the following: C.1.1 Contractor to develop the Basis of Design Drawings and Specifications to 100% complete construction drawings and specifications for permitting submission. Contractor to provide Department of Buildings ("DOB") approved permitted construction documents based on this SOW as well the Basis of Design Drawings and Specifications. C.1.3 Specific Room Requirements ("SRR"). The Contractor shall renovate specific rooms ("Specific Rooms"), identified in Section C.4.2, and areas in EC17. The Contractor shall provide design as needed and construction services to renovate and upgrade Specific Rooms and areas in EC17 CONSTRUCTION: o Furnish and install new 12" x 12" quarry tile flooring and 4" wall cove base quarry material including subfloor preparation per flooring tile manufacturer's specifications. See Basis of Design Specifications (Attachment J.1.2). WALLS: o Infill existing window with 3/4" plywood and seal from inside and outside of exterior wall assembly; Point up and match masonry on exterior building wall in accordance with District's historic preservation requirements and approvals by Authority Having Jurisdiction (AHJ). o Repoint/repaint interior masonry brick walls. o Repoint/repaint interior drywall or plaster partitions. o All kitchen walls and South wall (to door jamb of east kitchen door) of Apparatus Bay to be furnished and installed with stainless steel panels. See Stainless Steel Wall Panel layout for total areas of SS panel installation. o Provide adequate support anchorage for all wall shelves, equipment, and pot racks. o Replace mini-blinds. See Finish Schedule in the Basis of Design Specifications (Attachment J.1.2). o Provide in-wall blocking and support behind kitchen cabinets and coordinate around existing and new plumbing piping. o Provide wall and ceiling penetrations with patchwork for the Exhaust Hood and Ansul system. CEILING: o Furnish & install a new 2'x4' acoustical ceiling grid and Class A fire-rated and vinyl-covered tile (1:1 replacement) that is moisture-resistant for entire Kitchen area. o Match kitchen ceiling height to align with Sitting Area height to maximum ceiling elevation. KITCHEN EQUIPMENT: o Kitchen supplies, food, and storage to be removed by DC FEMS or the Department prior to demolition. o Contractor to provide temporary kitchen trailer or outside tent on-site and install the necessary mechanical, electrical and plumbing to support the trailer for the duration of the renovation project, per Form of Offer Letter and Bid Form (Attachments J.2) Temporary Kitchen Allowance. o Trailer/Tent location: back parking lot; consult DGS PM. o After delivery of a fully operable and DGS PM-accepted kitchen trailer, Contractor to dispose of existing kitchen appliances. o See Basis of Design Drawings and Specifications (Attachments J.1.1 and J.1.2, respectively) for kitchen installation floor plan and product specifications to include, but not limited to, the following: -Furnish & install new 6-Burner Range, with wheels. -Furnish & install four (4) Refrigerators with wall-mounted cabinets with Lockable Door and 2- Shelves installed above. -Furnish & install one (1) Under-Counter Refrigerator. -Furnish & install Commercial Dishwasher -Furnish & install ice machine, filter system & add-on water faucet -Furnish & install microwave (sitting room) -Furnish & install coffee maker (sitting room)
