*As of April 09, 2026, this project is still in the early stage of programming/pre-design. Although a firm construction timeline has not yet been established, construction is targetted to start sometime in the later part of 2026 or early 2027. This project will construct a new College of Medicine Building which will be located at the corner of Madison Ave and Dudley St. The existing College of Medicine facilities, primarily located in the 910, 920, and 930 Madison Avenue buildings, are outdated and insufficient to meet the growing enrollment and instructional demands of UTHSC's health professional programs. These buildings are beyond their useful life and lack the technological infrastructure, flexible instructional space, and collaborative learning environments necessary for modern medical education. This new facility is a critical element of the campus-wide strategy to modernize UTHSC's academic core, replacing functionally obsolete facilities with new, purposebuilt space designed to support interdisciplinary education and expanded class sizes. Advanced planning and programming for the project has been an integral part of UTHSC's strategic and physical planning processes. In addition to its inclusion in the 2020 Campus Master Plan Update, the project has undergone space needs assessments, programming studies, and coordination with academic leadership to determine the necessary capacity, instructional features, and technological infrastructure. The new facility is programmed to accommodate increased enrollment targets, including expanding the Doctor of Medicine (MD) program from 175 to 225 students annually and the Physician Assistant (PA) program from 30 to 60 students per cohort. This expansion aligns with the goals set forth in both the UTHSC Strategic Plan and the THEC Master Plan to increase the number of Tennesseans with postsecondary healthcare credentials. This project has been approved for planning only by the State Building commission with an anticipated total project budget of $350,000,000 and a Bid Target of $251,250,000. The Bid Target amount will be used to establish the Guaranteed Maximum Price (GMP) Target. Throughout the course of the Pre-Construction Phase, the GMP Target is subject to change at the Owner's sole discretion. Construction services will be designed for early release bidding packages with construction duration (to the contractual Substantial Completion) being anticipated for 32 months ending Spring 2029.
