Renovation of a hospitality development in Redmond, Washington. Completed plans call for the renovation of a hospitality development.
The purpose of this project is the conversion of an existing, occupied hotel/motel structure into permanent supportive housing which will be completed in two phases consisting of alterations throughout the building, and minor site improvements. Work will include but is not limited to addition of a covered shelter, striping fire lanes and pedestrian walkways, new glazing and roofing at basement area, and repair of bird damage, interior tenant improvements to increase laundry capacity, and provide offices and life skills space, conversion of existing rooms to efficiency dwelling units, addition of in-room kitchenettes and closet spaces, as well as revisions to sprinkler, life safety, HVAC, plumbing and electrical systems as needed to be code compliant. Engineer's Estimate: $9,435,614 The existing building has a basement level and four stories above grade, is wood frame, 29,510 square feet, sprinklered, and a Type VA structure with 1 and 2 hour fire ratings; that was originally constructed in 1984 as a Hotel/Motel. It is being converted to a primary use as an R-2 Permanent Supportive Housing (PSH) use. A Level-2 Alteration throughout the existing building is planned, with minor site improvements, and to be constructed in two phases whiles the building is occupied. Exterior scope includes the addition of a covered shelter, pavement striping at fire lanes and pedestrian walkways, replacement of selected doors, new glazing and roofing at the basement area per plan, and repair of bird damage. Interior scope includes space reconfiguration at support areas to provide a life skills space, increase laundry capacity, and provide support office space on every level. Existing sleeping rooms to be converted to PSH efficiency dwelling units with the addition of kitchenettes and closet spaces per plan. Selected rooms to be combined to create accessible residential units per plan. Sprinkler, life safety, HVAC, plumbing, and electrical systems to be revised as needed to align with space revisions and bring up to code compliance. Note, existing sprinkler system in the building is a poz-lock system B. Phasing: 1. Phase 1: a. Already completed and includes initial occupancy in the building. 2. Phase 2: a. Construction of the north, newer, wing of the building while the south wing is occupied. This phase includes construction in the basement level and of the exterior site smoking shelter. b. Repair work in this phase, related to a FEMA event must be tracked separately and per federal requirements. Refer to 01 10 00 Appendix A. 3. Phase 3: a. Construction of the south, original, wing of the building while the north wing is occupied. This phase includes change of use of the full building into R-2 permanent supportive housing, from the existing R-1 use.
