Brooklyn Bridge Park Corporation d/b/a Brooklyn Bridge Park (BBP) is seeking proposals from highly qualified operators (Respondent) to operate a year-round food and beverage concession of premium quality in terms of both experience and service at the new Pier 1 Pavilion in Brooklyn Bridge Park. The Pier 1 Pavilion offers a unique opportunity to cater to a wide variety of customers in a premier location at the confluence of DUMBO, Brooklyn Heights, and Downtown Brooklyn. The Pier 1 Pavilion includes a white box/vanilla shell concession space (the "Premises"). The Park, consisting of approximately 85 acres of parkland along 1.3 miles of waterfront, has firmly established itself as one of the most exciting and vibrant public spaces in New York City and the most significant park development in Brooklyn in over a century. The Park has drawn millions of people to the Brooklyn waterfront to experience the world-class views of the Lower Manhattan Skyline, the Brooklyn Bridge, and New York Harbor, surrounded by the beautiful park designed by the award-winning firm of Michael Van Valkenburgh Associates, Inc. The completion of the Emily Warren Roebling Plaza in the winter of 2021 marked the culmination of a decade-long effort to build out the original design of the Park. Proposers may sell naming rights to a sponsor in order to be able to provide lower admission costs. Proposers should be aware that BBP may require that BBP own the portion of any new name selected by the concessionaire for the Premises that indicates a relationship to the Park. BBP will not own any portion of a new name that consists of the name, portrait, or signature of a living or deceased individual or a restaurant identifier that is not otherwise associated with BBP's property. BBP may not consider proposals that are contingent upon the use of any specific name. BBP reserves the right to approve of any name selected by the concessionaire for the concession. BBP reserves the right (i) to amend, modify, or withdraw this RFP, (ii) to revise any requirements of this RFP, (iii) to require supplemental statements or information from any responding party, (iv) to accept or reject any or all responses thereto, (v) to extend the deadline for submission of responses and opening of responses, (vi) to negotiate or hold discussions with any proposer and to correct deficient responses which do not completely conform to the instructions contained herein, and (vii) to cancel, in whole, or part, this RFP, if BBP deems it is in its best interest to do so. BBP may exercise the foregoing rights at any time without notice and without liability to any proposer or any other party for its expenses incurred in the preparation of responses hereto or otherwise. Responses hereto will be prepared at the sole cost and expense of the responding party
