Site work and new construction of an elderly care / assisted living facility in High River, Alberta. Completed plans call for the construction of a 30,000-square-foot, four-story above grade, one-story below grade, 50-unit elderly care / assisted living facility; and for site work for a elderly care / assisted living facility.

.1 Project site 105 Carinthea Road West Lethbridge. Site is a 2.11 acre parcel zoned Direct Development Control (DC) to support a self-contained apartment complex. .2 The building will contain 50+/- rental units. .3 The building will be up to a maximum of 4-storey Group C sprinklered design, with a mix of 1 bedroom and 2-bedroom suites between 400 – 650 sq ft. It will contain multipurpose common area, shared laundry area(s), secure patio space for tenant use, and underground parking. .4 The building will include site development along with surrounding landscaped areas. The design of these areas should integrate with adjacent neighborhood landscape development and the architectural controls for the Crossings area. It is the intent of GAF to be a good neighbor and give back to the community through open and considerate exterior site development. .5 Proponents are invited to independently evaluate appropriate construction cost estimate targets in the generation of their proposal submission. However, Proponent fee schedules are to be calculated based on required resources and anticipated level of effort per activity and phase. .6 GAF may engage a Cost Consultant to act on their behalf throughout all phases of the project. .7 The proponent will work closely with GAF, the Architect (Ian Moxon Architects), and a modular builder representative as the design of this building is developed.
