Reference Number 0000362003 Job Location: 1050 35th Ln Pueblo, Colorado United States 81006 Roof replacement for Pueblo County High School. This Request for Proposal (RFP) is issued to provide the selection process for Construction Manager at Risk (CM@R) services for the Pueblo County High School Roof Replacement in Pueblo, Colorado. Firms submitting a response to the RFP will be asked at a minimum to state their understanding/experience to the project and offer their methodology for meeting the criteria noted in this RFP as well as complete the Scope & Fee Matrix attached. Interviews will follow the submission of proposals according to the schedule contained in the RFP. As indicated in the CDE's Facility Insight Report, "the school still has its original roof covering, which is a ballasted, BUR (built-up roofing) system with deck insulation. Water infiltration is apparent and the system is beyond its useful life and should be budgeted for repair/replacement." The expected useful life of this roof is 20 years. The school had additions in 1964, 1975, and 2014. These additions have their original roofs and, with the exception of the 2014 additions, are also significantly beyond their useful life, each struggling with water management due to inadequate slope and drainage systems. The wood fiber and perlite insulation composition lack the ability to not compress when wet/underweight, causing water to pool progressively in specific areas. Numerous leaks have damaged interior finishes and disrupted classroom use during bad weather, impacting learning environments and raising concerns about mold and air quality. Furthermore, trapped moisture within the roof from these leaks poses a serious threat of structural decay. Despite countless and costly repairs, none have effectively addressed the underlying issues, creating numerous health and safety concerns and highlighting the urgent need for a comprehensive solution.
