The decision was made following a special work session on Tuesday, December 17 with city officials and representatives from Nabholz Construction. The Nabholz team presented their ideas on the community center as well as their approach to keeping the project within budget. A question-and-answer session followed. According to Camdenton City Administrator Jeff Hooker, the community center has been in the works for 20 years. The last time the center was brought before the Camdenton board of aldermen the decision was made to wait until the economy changed in an effort to bring the $7.8 million price tag within budget. City officials and the Nabholz team were able to lower the cost of the center to approximately $4.5 million by moving the location to flatter ground, building one story instead of two, thus eliminating elevators, and reducing the size by 8,000 sq. ft. Then new plan is for a 14,000 sq ft community center to be located next to the Camdenton Aquatic Center in the Camdenton Park. The center will have a full-size gym, a full walking track, a reception area, and a large community room. The 150-person capacity community room will be available to rent and will offer a warming kitchen for caterers to bring food in for events. The bathrooms will be equipped with showers. “It won’t be a full Gold’s Gym by any means,” Hooker said. “It is not all a 100 percent go, but we hope to break ground this summer 2025 and open by summer of 2026.” Once the work on the final floor plan and construction documents are completed the city will put out a request for bids. “We are going out for 35 different bids,” Hancock said. “The job will be broken down into parts: excavation, concrete, HVAC, electric, and the building itself, etc. This will eliminate a middleman (general contractor) and save the city money.” The sub-contractors will report directly to the city and builder. Nabholz Construction will provide architectural, structural, and MEP design services at a cost of six percent of the cost of construction, civil engineering and landscaping design services at a cost of $55,000, pre-construction costs are $10,000, the construction manager fee is 3.5 percent on cost of construction and the architect monthly construction administrative services fee is $2,000 for every month of construction. The board also approved hiring Jonsie, LLC for professional grant services at a cost of $1,000 to prepare a grant for the center project. ______________________________________________________________________________ The City is seeking proposals from qualified architectural firms to design and oversee the construction of a new community center. This facility will serve as a hub for community activities and needs, providing space for events, meetings, and recreational activities. The goal is to create a functional, aesthetically pleasing, and sustainable facility that meets the needs of the local population. The project will include both design and construction oversight. Design Phase: o Develop conceptual designs based on input from stakeholders and community members. o Create detailed architectural plans and specifications. o Ensure compliance with local zoning laws, building codes, and ADA requirements. o Incorporate sustainable design practices and energy-efficient solutions. Construction Phase: o Provide oversight during the construction process. o Coordinate with contractors and other consultants. o Ensure the project is completed on time and within budget. o Conduct inspections and manage quality control. The City of Camdenton reserves the right to reject any or all proposals, to negotiate with any or all firms, and to cancel or amend the RFP at any time.
