HACLA issues this Invitation for Bids (IFB) to secure bids from qualified contractors (sometimes referred to herein as Design-Builder) to furnish all labor, materials, equipment, transportation, and services to design-build the restoration of an existing 36-unit five-story apartment building with subterranean parking (of approximately 33,559 square feet) located at: 7639 Van Nuys Blvd., Van Nuys California 91405 (The Building), which is also referred to as The Argent Apartments. The Design-Build, which means a process in which the design, permitting and construction of this project originated from one entity, must be in sufficient details to make fully functional a building that requires four (4) ADA mobility compliant unit modifications with Americans with Disabilities Act (ADA)-compliant appliances, fixtures, & finishes, an ADA compliant path of travel from the common area to the lobby, including four (4) units with audio/visual features. Additionally, requires the build out of a functioning property management office in the main lobby. The Design-Builder shall furnish a turn-key finished product in a state representative of the buildings original finish and details and be compliant with code requirements that are a result of the aforementioned goals as well as all other codes applicable to this project.
