Reference Number 0000278104 Question Deadline 09/24/2024 at 2:00 PM ET The project is to investigate the cause of the leakage and propose solutions. The findings of the investigation and options to rectify the issue, including cost estimates, are to be presented in a written report for the Owner. In the Investigation Phase, the Consultant is to: 1 Review all existing documents, drawings, Owners records, and condition assessments. 2 Interview property maintenance staff to ascertain the history of the leakage. 3 Perform a visual assessment of the exterior of the building, focusing on the east end, including: 1 The exterior walls and foundation walls 2 The basement walkout staircase and floor drain 3 Exterior grading 4 Hard and soft landscaping 5 Downspouts 6 Perform a visual assessment of the interior of the basement including the walls, ceilings, floors, floor drains, sump pits, and pumps. 7 If required based on the results of the visual assessment, retain a contractor to perform destructive testing on the interior of the basement to remove portions of the interior finishes to further investigate the condition of the foundation walls. Destructive openings made are to be repaired to their as-found condition. A cash allowance of $7,500.00 for destructive testing should be carried in the Proponent’s Pricing. 8 Retain a contractor to investigate the condition of the below-grade portions of the floor drain at the basement walkout staircase through camera inspections or other investigative measures.
