Site work and new construction of a mixed-use development in Jacksonville, Florida. Completed plans call for the construction of a military facility.

The Contractor shall furnish all labor, proper (PPE) personal protective equipment, safety barricades around all work areas, management, supervision, tools, materials, equipment, incidental engineering, transportation, and disposal necessary to provide facility improvements in this scope of work. The task order will include a base bid Contract Line Item Number (CLIN) as follows Design/Build Contract to design & construction new navy lodging of 126 guest room market style hotel product. The building will also accommodate admin, staff training, maintenance/storage. The facility will be similar to the Navy Gateway Inn & Suites and shall be designed in accordance with the Unified Facilities Criteria (UFC) Lodging Facilities UFC 4-720-01 dated Feb 13, 2012. The facility shall be no larger than 75,400 square feet and contain a total of 117 standard guest rooms & 9 ADA guest rooms and will also contain central lobby, lobby lounge, reception, public toilets, conference room, food service, retail sales area, coffee bar, business center, patio, one passenger elevator, utility rooms, housekeeping, linen storage, dumbwaiter, guest laundry, ice/vending, central janitor area, receiving area and loading dock, receiving supply office, manager and housekeeping offices, storage, staff training and break area, staff toilets, maintenance workshop, grounds equipment storage, management offices, reservations, accounting/clerical. This is a Seed project pricing exercise to be accepted into the Navy's next southeast IDIQ multiple award program. As of October 8, 2025, the design build contractor has been selected. Information regarding subcontractor bidding opportunities has not been announced. A firm timeline to construction start has not been announced.
