The University of Arkansas Fayetteville, in accordance with the policies of the Board of Trustees, is soliciting responses from qualified firms to provide general contractor construction management services for a new house for Alpha Phi. PROJECT DESCRIPTION Alpha Phi women's fraternity established a new chapter at the University of Arkansas in Fall 2024. This project will create a permanent home for the chapter on Maple Street, just east of the Razorback Greenway, on one of the last available parcels on Sorority row. The house will include sleeping rooms for the membership, shared bathrooms, commercial kitchen, dining room, library, study spaces, accommodation for chapter meetings, common spaces, and a house manager suite. The final program and building size will be developed as part of the design process. The design of the building must establish a significant and welcoming presence for Alpha Phi among the other Greek houses lining Maple Street. Many of the existing houses along Sorority Row are fine examples of well-proportioned and correctly detailed Classical architecture, and a successful design will engage with this campus tradition in a purposeful way. In addition, the house will help extend the university's presence east from the current campus edge into an established neighborhood, so the site layout, building alignment and massing, etc. will be carefully evaluated during initial planning, in concert with university design staff, to create a suitable transition between campus and neighborhood. PROJECT COST The total project cost is currently estimated at $25 million. Total project cost includes the construction cost and soft costs like design fees. General contractors and design consultants will work with a building committee made up of representatives from the Alpha Phi Executive Office, 1872 Properties (Alpha Phi's housing entity) and the university, an independent third-party commissioning agent, and Facilities Management to advance campus master planning and design principles, as well as sustainability requirements. project complete July 2027
