Renovation of a residential development in Compton, California. Completed plans call for the renovation of a residential development.

"Senior Grant Program Construction Rehabilitation Services" for the property located at 2052 E LUCIEN ST, COMPTON, CA 90222. This will include furnishing all labor, materials and equipment, and performing all work necessary and incidental in accordance with "Appendix B - Statement of Work." Bid Date notes: All quotes shall be labeled "Senior Grant Program Construction Rehabilitation Services for "SG22-158, 9/25/2024." Contractors are solely responsible for ensuring their Quote is received by the LACDA in accordance with the solicitation requirements by the above stated due date and time. The LACDA shall not be responsible for any late or delays by mail or common carriers, or by transmission errors or delays, or mistaken delivery including electronic mail. Deliveries made before the stated due date and time but to the wrong department/unit, will be considered non-responsive, unless re-delivery is made to the correct department/unit before the stated due date and time. Quotes received after the due date and/or time will be considered late and will not be considered for award. The Contract is between the property owner, LACDA, and Contractor. The LACDA shall not award a contract to, or be obligated to execute a contract with, any contractor who refuses to execute said standard LACDA contract. The Contractor further understands that the award of the contract is contingent of the approval of the homeowner's grant application. Contractors are advised that this RFQ is an informal solicitation and should not be construed as engaging in a formal competitive bidding pursuant to any statute, ordinance, rule or regulation. The LACDA reserves the right to reject any and all quotes. This RFQ is not a contract or commitment of any kind. The LACDA is not liable for costs incurred in the preparation of the quotes submitted by contractors. It reserves the right to issue supplementary information or guidelines related to this RFQ. Notwithstanding any other provisions herein, the LACDA reserves the right in its sole discretion to waive minor technical deficiencies in the quotes. In accordance with the Civil Rights Act of 1964, Americans with Disabilities Act of 1990, Age Discrimination Act of 1975 and Section 504 of the Rehabilitation Act of 1973, it is the policy of the LACDA to assure equal opportunity to all persons, in the award and performance of any contract, without regard to race, color, sex, religion, national origin, ancestry, age, marital status, or disability. DOOR SECURITY - New exterior door is needed - Door should be manufactured by Jeld-Wen or approved equal. New door's style and finish to match existing and include new lock set. New Interior Doors - ReliaBilt Hollow Core Molded Composite Single Prehung Interior Door or approved equal. The door need to paint and finished and include the lock set and door stopper. New Security Door Needed - Gatehouse Magnum White Steel Surface Mount Security Door with Kwikset Signature Cameron Smart key Round Keyed Entry Door Knob. Keep the old lock set if owner requests. BATHROOM MODIFICATION - New vanity required. Remove & Dispose of Existing. Comfort Height Toilet - Replace with elongated toilet (wax ring/supply) that meets accessibility standard. OTHER - SAFETY - Install Smoke / Carbon Monoxide Detector - Install new UL Approved 10 year non-removable battery, operated smoke detectors for bedrooms and combination carbon monoxide/smoke detector in hallways or common areas. ROOFING AND ROOFING REPAIRS - Replace Gutters and downspouts - Min. 5" K-style Vinyl gutters with matching 2"x3" down spouts are needed. Field verify existing down spout to match existing or at specified location in the comment section. Hand Rail meets accessibility standard 8 LF or length as described in the comment section - Aircraft Grade Alum.- Stainless Steel, conc post footing as required. Field verify mounting and provide shop drawing for owner approval. FLOORING - Remove existing vinyl flooring and provide new floating floor system. Quantity is an estimate and contractor to field verify. Contractor is responsible in providing a flat, level subfloor, including prep work necessary to attain stable, smooth subfloor up to, but not limited to installing moisture barrier protection and self-leveling underlayment, that eliminates dips and humps, gaps or lippage for a smooth and even surface for hardwood installation. To include any underlayment specific to new flooring material. New flooring to be minimum 3/8" thick with true hardwood veneer top and engineered composite body flooring by Shaw, Lifeproof, or approved equal. Contractor to remove, trim, and reinstall doors or adjust thresholds and transition pieces where applicable. Contractor is to remove existing transition pieces, quarter rounds, and baseboard moldings throughout. Contractor to include new wood baseboards and qtr rounds, including prep work, prime, caulking and 3 coats paint to color selected by owner. Include repairs and touch up to adjacent wall or floor surfaces to match. Contractor to provide samples for owner approval, flat stock baseboard of minimum height to cover old baseboard paint and caulk lines.
