Renovation of a pre-engineered storage facility in Montville, New Jersey. Completed plans call for the renovation of a pre-engineered storage facility.

Salt Barn Roof Replacement at 86 River Road, Montville A contract will be awarded to the responsive, responsible bidder submitting the lowest bid, as set forth in the Contract Documents, the right being reserved by the Township to reject all proposals or any proposal which may be informal or the acceptance of which for any other reasons would be detrimental to the best interests of the Township, and to waive informalities. All bids must be made on the forms furnished by the Township. A certified check or cashier's check made payable to the Montville Township, or a duly executed bid bond in the amount of 10% of each bid, but in no case in excess of $20,000.00, must be deposited by the bidder together with a Certificate of Surety evidencing that he can obtain the required Performance and Payment Bond in the amount of one hundred percent (100%) of the total amount of the contract. Bidders shall comply with the Affirmative Action Requirements set forth in N.J.S.A. 10:5-31 et seq. and N.J.A.C. 17:27-1 et seq. The Township reserves the right to reject any or all bids, or any part thereof, waive informalities therein, and to award the bid in the best interest of the Township. Each Proposal Must Be Enclosed in a Sealed Envelope, Properly Endorsed With the Name of the Bidder, With the Designation "township of Montville, Sealed Bid, Salt Barn Roof Replacement at 86 River Road, Montville. Any Envelope That is Received That is Not Properly Marked Causing It to Be Opened Prior to the Bid Will Be Invalidated. Bids May Be Received Before the Hour Designated in This Office, if They Are Mailed or Hand Delivered in Person. The Township of Montville Will Not Be Responsible for Any Bid That is Sent by Mail or Other Form of Carrier Which is Lost or Which Arrives After the Bid Date and Time. *The list of planholders and/or interested bidders is not being tracked by the stakeholders involved with this project. The work shall consist of furnishing all labor, materials and equipment for the complete and satisfactory removal and disposal of the existing shingle roof from the salt barn located at 86 River Road, Montville, NJ, and installation of new shingles as specified herein. The work shall be completed by November 15, 2024 or 90 days from award. It is the contractor's responsibility to obtain appropriate permits from the township Building Department. All Permit Fees will be waived. Scope of Work The following scope of work shall be followed: Section 1 - Shingle Roof Replacement at Montville Township Salt Barn 1) Remove all existing shingles down to the wood deck 2) Inspect wood deck and the wood structure and make repairs as necessary, replace any rotted/damaged wood a. It is Estimated that there are 20 4' x 8'sheets of plywood to be replaced b. The Entrance way to be re-built c. Construct a curb and install new mushroom fan for ventilation in rear of structure - fan must be minimum 30" x 30" d. Replace ventilation caps around top of the roof (20 total) 3) Install new ice and water shield fully adhered underlayment directly over prepped wood deck at all valleys, penetrations. 4) Install new nailed base sheet over wood deck in remaining exposed area 5) Install new asphalt shingles over newly installed underlayment per wind uplift calculations 6) Use base flashing ply and modified membrane ply at roof section transition 7) Install copper counter flashing at transition from shingles to low slope section 8) Use 3 course of mastic and mesh to seal copper at transition of shingles to low slope roof section 9) Clean up all debris & dispose Section 2 - Low Slope Roof Replacement at Montville Township Salt Barn 1) Replace existing rotted wood that supports wood decking and overhead structure 2) Replace existing wood deck with new wood deck 3) Install ASTM D4601, Type II: base sheet over entire defined work area 4) Install 1/2 " recovery board in adhesive 5) Roll out base ply and mineral cap ply and allow them to relax prior to installation a. No sheet shall exceed 18" in length 6) Install FlexBase 80 base sheets in Weatherking WC at 2-2.5 gallons per sq 7) Install StressPly Plus FR Mineral Cap ply in Weatherking WC at 2-2.5 gallons per sq a. Embed minerals into excess bleed-out 8) Install new ANSI SPRI ES-1 approved Fascia 9) Install new gutter and downspout in .050 aluminum 10) Clean up all debris & dispose Section 3 - Warranty for Roof Replacement at Montville Township Salt Barn 1) The roofing materials must carry a minimum of thirty (30) year written warranty and a ten (10) year workmanship warranty
