The property contains five buildings, constructed between 1966 and 1987. Building includes a flat roof covered with a built-up roofing membrane. The roof construction in these areas consists of a steel deck supported by steel framing. 230318 - Study - Piping (274521): 1. The intent of the project is to investigate the current Piping systems at the MNR Fishery Station Lake Erie in Wheatley. 2. Piping systems to be investigated include the interior domestic water distribution, sanitary waste, rainwater drainage, hydronic (heating/chilled/glycol) distribution, sprinklers, and standpipes as well as underground water supply, sanitary sewer, and storm sewer piping. Lead Testing to be included in this study. 3. Every year, sewage pumps are replaced due to the length the liquid has to travel & there is large trap that needed to be built in the system. Sanitary discharge system pipeline runs almost a KM. This pipeline is inclined at a point and declined at another point, due to this inclination/declination, sediment gets trapped inside which needs to be investigated. 4. Washroom in building B15175 connects sewage pipe which is flowing to the wrong site (pump site not the solid waste site) - This concern needs to be confirmed and investigated. 5. For more details, please refer to Appendix B - 230318 - Project Summary that shows the details of testing to be completed. Testing plan to be submitted prior to Intrusive testing. 6. The consultant is to perform an intrusive study of the system to determine the current condition of the infrastructure in order to provide options for repairs, renewals, or upgrades to prevent any unexpected failures. 7. The consultant is to determine the best value method to accurately determine condition of the piping such as an internal camera inspection, flow tests, and/or ultrasonic inspection. Destructive testing should be used with approval from the BGIS/IO. 8. Consultant shall provide report detailing the existing Domestic Water Distribution including all its related equipment/components, its condition, and recommend optimal mitigation strategy (repair or renewal) options that will align with the 10-year capital plan. 9. The comprehensive study is to address issues related to capital renewal, regulatory compliance, operational efficiency and performance improvements. A site strategy must be created to remedy past piecemeal attempts to repair/upgrade failing equipment only. 10. The study should outline methods and recommendations to comply with all applicable codes, standards, and guidelines. The consultant requires appropriate security clearances and shall schedule site inspection times as to not interrupt Ministry program delivery. 11. Recommendations shall include Class D estimates for optional repairs and complete replacement of the system with accordance with IO Design Guidelines. 12. Budgetary cost will be itemized in the report to, minimally, include materials, labor, demolition, and mobilization costs (i.e. equipment rentals, excavation, scaffolding and etc.). Consultant shall complete the Recommended Needs Template (RNT) including Uniformat, Project Name, Estimated Cost, Priority (P1-P5) and Delivery year.
