The renovation / reconstruction is to include site and civil work; new mechanical and electrical systems; technology, phone and security systems; architectural systems, finishes and fixtures, furnishings and equipment. The scope of this commission includes, but is not limited to: 1. Pre-planning, Visioning, Programming, Schematic Design, Design Development, Construction Documents, Bidding and Negotiations, Construction Administration and Project Closeout; a. Organize and lead user group, community, staff, stakeholder, etc. 'visioning' and review meetings, communications and surveys. 2. Preparation of Cost Estimate(s) for construction independent of Construction Manager's. Assist CM with their cost estimates. 3. Collection and/or verification of pre-design information (either furnished or not furnished by the District's representatives). 4. Preparation of conceptual plans and assistance in the development of reasonable project budgets and time schedules. 5. Implementation and/or Development of District Standards. 6. Intentional incorporation of energy savings in design work and securing incentives and rebates. 7. Preparation of plans and specifications for which include but are not limited to; a. Civil, Structural, Architectural, Mechanical, Electrical, Plumbing, Technology Systems... b. Historic preservation c. Interior design, FF & E d. Site evaluation, planning and design e. Incorporation of Technology and Security f. Commissioning g. Development of AIA Contracts on the Districts behalf 8. Securing of required government agency plan reviews and approvals; 9. Provisions of value engineering services in conjunction with the District's representatives; 10. Represent the District, as directed, during the construction delivery process from bidding through project close-out. 11. Coordination with the Districts Construction Manager (CM). TCAPS reserves the right to enter into one or more contracts with any firm(s) selected under this RFQ process.
