The MPEA is seeking an experienced and qualified Construction Manager (CMAR) for our upcoming comprehensive Hyatt Regency McCormick Place (HRMC) Hotel Guestroom and Corridor Renovation project. This multi-faceted project includes a major transformation of all 1,258 rooms and suites, adjacent corridors, elevator lobbies, ice/vending areas. - The project scope consists of but not limited to complete renovation of guestrooms and Suites for both the North and South Towers. The South tower consists of a total of 796 guestrooms (744 Standard rooms & 52 Suites); 29 floors (Floor 4-33 - no 13th floor). The North Tower consists of a total of 462 guestrooms (458 Standard rooms & 4 Suites); 11 floors (Floor 5-16-no 13th floor). - Base scope for all guest rooms to be renovated includes but not limited to replacement of finishes, case goods, flooring, carpet, lighting, plumbing fixtures, door finishes and hardware, window treatments, artwork, removal of popcorn ceiling (South Tower only). Renovation of bathrooms includes new painted wall finishes, flooring (South tower), new lighted mirrors, conversion of bathtubs to showers (South tower), new barn doors for bathrooms (South Tower). Some electrical devices will be relocated or added. The HRMC is managed and operated by Hyatt Hotels under its Regency Brand and will follow Hyatt standards and build upon the Hyatt Regency model room design. MPEA will manage the project internally in collaboration with the onsite HRMC leadership and Hyatt Americas Design Services. The CMAR will coordinate all activities with the MPEA, the Hyatt Regency McCormick Place, the Design Team (led by DLR Group) and their sub-consultants, the selected Purchasing Agent (Gettys Group), and any other design subconsultants. The GMP must be submitted as part of the response to this RFP. This project began in Q3-2024 and has developed through Schematic Design by the Design Team. These design documents are included here and will be the basis for the GMP. The MPEA anticipates approval of the CMAR contract at its December 2024 Board meeting. The Hyatt Regency McCormick Place is located at 2233 South Dr. Martin Luther Kind Dr. at the heart of the McCormick Place Convention Center Campus. The two guest room towers were built in two phases, the south tower in the late '90's (with room renovations undertaken in 2013) with 796 rooms and suites and the north tower in 2013 containing 462 rooms and suites. The hotel also includes 95,000 square feet of a Ballroom and meeting spaces split between the hotel building and the hotel Conference Center located across MLK Dr. from the hotel and connected by a pedestrian bridge at the second level. The meeting rooms and Ballroom were renovated in Q4 '23/Q1 '24. The Authority will accept questions, in writing via e-mail, until 12:00 noon central time on Wednesday, October 9, 2024.
