Demolition, site work, renovation and addition to a pre-engineered storage facility in Kennewick, Washington. Conceptual plans call for the addition of a pre-engineered storage facility; for the demolition of a pre-engineered storage facility; for the renovation of a pre-engineered storage facility; and for site work for a pre-engineered storage facility.

Benton County is requesting Statements of Qualifications from qualified architectural/engineer designers to provide design services for the expansion of the existing maintenance shop on the Kennewick Campus The project site is at 7122 W Quinault Ave. The structure was built in 2004. The building is a 43'x62' preengineered metal building (PEMB) with a single roll up door and one-man door. On the west side is a 40'x12' open lean-to. The building has 8" of CMU on all exterior walls matching the 8' CMU compound fence. Internally, a 15'x12' office is adjacent to a 12'x9' mechanical/restroom facility. Approximately half the building is used for storage including the space above the internal finished spaces and the remaining half is used for the maintenance operations of the Kennewick Campus. The project will consist of an interior buildout of the approximately 1800 square feet of office space. This includes upgrading the HVAC, plumbing, electrical, data, and security to fit the needs of the operation. This space will also need to accommodate overhead storage. The project will include a 2000 square foot expansion of the PEMB. This will include modifications to the existing fenced compound and include two new roll-up doors allowing access to the facility yard and outside of the compound. The work performed under this RFQ will consist of the following: 1. Attend a project kickoff meeting to discuss the scope of work 2. Attend a project walkthrough to review the existing facilities 3. Meet with the Benton County Team to discuss conceptual design More than one meeting may be required 4. Develop a conceptual-level design for review and comment by County staff - at least three proposed concepts for review 5. Meet with the designated team to discuss proposed concepts More than one meeting may be required. 6. Refine the conceptual level design based on feedback received 7. Develop complete construction plans, specifications, contract documents, and cost estimates for the approved concept. Deliverables for review at 30%, 60%, 90%, and 100% completion. 8. Develop a construction approach that limits disruption to County Operations 9. Provide complete contract and bidding documents 10. Provide bidding support to the County in the form of answering requests for information and preparing addenda as needed 11. Obtain building and other permits,submit applications and answer questions about the plans and specifications, and make corrections as required by the permitting agency 12. Provide construction support, including review of submittals, an inspection of completed work, responding to requestsfor information, participate in regular construction meetings, and assisting with the review and preparation of change orders 13. Attend the final walk-through and assist in the preparation of the punch list 14. Attend final walkthrough, prepare and manage the punch list 15. Complete as-constructed drawings. All questions and inquiries shall be in writing and sent to Robert Blain via email at: procurement@co.benton.wa.us The County reserves the right to modify and/or cancel this request in whole or part prior to the execution of a contract. If it becomes necessary to revise any part of the RFQ, the interested firms shall be responsible for obtaining a copy of the addendum. The method of Contractor Selection has not been Determined at this time..
