Renovation of a municipal facility in South Bend, Indiana. Completed plans call for the renovation of a municipal facility.
Provide terracotta roof replacement (gable roofs at north, west, south, and east wings of building), internal gutter repair and replacement of membrane roofs (lower northeast, southeast, southwest, northwest sections), associated drains, hubs and screens, sheet metal repair and replacement, dome rehabilitation (dome panel repair, sealant and backer rod replacement, interior coating and exterior application of siloxane water repellant), masonry repair and tuckpointing (limestone and brick masonry) and associated work (roof repair/replacement and masonry work) to address moisture infiltration for the St. Joseph County Courthouse at its location at 101 S Main Street, South Bend, IN. The Owner reserves the right to waive any informalities to any bid, to reject any or all bids, or to accept the bid which is most favorable to the Owner. A Performance and Labor and Material Payment Bond (equivalent to 125% of the amount of contract including all add alternates) will be required subsequent to award of contract and prior to the execution of the contract for construction (AIA document A312, latest edition). The cost for the Performance and Labor and Material Payment Bond shall be included in the Bid Proposal. A Bid Bond in the amount of 5% of the total bid (including the maximum amount of the combination of all of the alternates) is required to be furnished with the bid proposal. Contractors work is generally confined to areas within the "Limit of Work" lines shown on the drawings and as clarified by the Owner's Representative in the Pre-Bid Conference. It is understood by the Owner and Architect that some tasks required for the completion of the project will extend outside of these limits. Work outside these limits are still part of this contract.
