Renovation of a residential development in Odanah, Wisconsin. Completed plans call for the renovation of a residential development.

Bad River Band of Lake Superior Tribe of Chippewa Indians is seeking proposals through solicitation for completion of remodeling and renovation of six (6) houses on the Gichigami property of Madeline Island. This RFP is seeking qualified contractors to evaluate the properties and propose a scope of work, based on their field analysis, that will address partially completed construction deferred maintenance items and needed improvements as identified in Section 2. Contractors will be expected to use materials already available on site whenever possible. A list of materials available is included in Section 2. Bad River will consider all qualified applicants and may possibly conduct a series of interviews before awarding a contract for construction. It is strongly recommended that all contractors visit the site and determine an initial framework for their proposal. Responses to Proposers Questions 10/15/2024 5:00 PM CT Contract Start Date no later than 12/1/2024 Contractors shall note the following requirements for this project: The Bad River Band of Lake Superior Tribe of Chippewa Indians is a federally recognized Indian Tribe organized under Section 16 of the Indian Reorganization Act of 1934, U.S.C. Section 476. This entitles the Tribe to government pricing and exempts the Tribe from state sales and use taxes and from federal excise taxes. Therefore, price quotations should not include such taxes. Prevailing wage laws apply to this publicly bid construction project and contractors shall abide by those requirements issued by the U.S. Department of Labor under the Davis-Bacon Act, 40 U.S.C. 3142. This Request for Proposals is open to all qualified, responsive bidders. Indian Preference will apply in the selection process in accordance with the Tribal Employment Rights Ordinance (TERO) or the Indian Preference Act of 1934 (Title 25, USC, Section 47), based on funding source requirements. Questions regarding TERO, and if the TERO fee applies to the RFP, may be directed to the Bad River Band's Tribal Operations office at 715-682-7111 Extension 1502. The Contractor shall work to restore six lodges located on the northern shore of Madeline Island to a level that is winter safe, working toward their being in condition for short-term rentals in warm season 2025. Each lodge has its own needs. A sample of the type of work to be done is included in the summaries attached. Partial construction has begun on some buildings and needs completion. HVAC, electrical, plumbing may be necessary in some or all of the lodges. Some of this information is out-of-date, making touring of the site of utmost importance for your bidding accuracy. Any or all proposals may be rejected when in the best interest of the Bad River Tribe.
