Site work and new construction of a mixed-use development in Oakville, Ontario. Completed plans call for the construction of a 466,000-square-foot, 10-story above grade, 640-bed elderly care / assisted living facility; and for site work for a elderly care / assisted living facility.
Buttcon Limited has been hired as Construction Manager by Schlegel Villages Inc. for the construction of The Schlegel Villages Oakville Long-Term Care Home located at 2150 William Halton Parkway West, Oakville, ON. The project consists of two new 10-storey above grade structures on a shared podium with underground basement designed by Cornerstone Architecture. The Total Floor Area is 466,000 square feet (including the garage) with each resident floor accommodating 32 residence per floor with a total of 320 LTC beds in each tower. The first floor of each Long-Term Care Home to incorporate a common space and administration area. Support areas in the basement are shared between both 10-storey towers and will also accommodate a future living classroom training space and seniors' day program space, each having separate access. New construction consists of hollow core precast concrete floor, cast in place concrete shear walls and structural steel. - Brick veneer, curtain wall, and punched openings in exterior. Site Mobilization & Construction Commencement is set for March 6, 2025, with Substantial Performance of the Work scheduled for May 2028, including the rectification of all Deficiencies. MLTC review to follow, with completion scheduled for July 2028. As part of the MLTC Procurement requirements, Buttcon Limited is pre-qualifying Trade Contractors for the following scopes of work: - EARTHWORKS - SITE SERVICES - LANDSCAPING - PAVING - EXTERIOR CONCRETE CURBS AND SIDEWALKS - CONCRETE FORMWORK - CONCRETE FLOOR FINISHING - REBAR SUPPLY - CONCRETE SUPPLY - HOLLOW-CORE PRECAST - PRECAST STAIRS - MASONRY - STRUCTURAL STEEL AND STEEL DECKING - MISCELLANEOUS METALS - ROUGH CARPENTRY - FINISH CARPENTRY AND MILLWORK - WATERPROOFING - SPRAYED INSULATION - FIREPROOFING & INTUMESCENT PAINT - CLADDING - ROOFING & METAL FLASHINGS - METAL ROOFING AND SIDING, EVES AND DOWNSPOUTS - SEALANTS/FIRESTOPPING & SMOKE SEALS - EXPANSION JOINTS - HOLLOW METAL FRAMES, DOORS, WOOD DOORS - DOOR HARDWARE - EXTERIOR AND INTERIOR GLAZING, WINDOWS, CURTAIN WALL & SLIDING DOORS - AUTOMATIC ENTRANCES (ADO'S) - OVERHEAD DOORS - DRYWALL - FLOORING - EPOXY COATINGS - PAINTING - WASHROOM ACCESSORIES, TOILET PARTITIONS, LOCKERS - FOLDING & OPERABLE PARTITIONS - CORNER GUARDS & WALL PROTECTION - HANDRAILS - FIREPLACES - WIRE SHELVING - WOOD SHUTTERS - RETRACTIBALE BELT BARRIER - LOADING DOCK LEVELLER AND BUMPER - LINEN AND WASTE CHUTES - COMPLETE MECHANICAL - COMPLETE ELECTRICAL Union Affiliation: Buttcon Limited is signatory to the Labourer's and Carpenter's union. If applicable, please indicate in your submission if you have any union affiliations. The work under this contract is deemed Industrial, Commercial, Institutional with all agreements under this designation being recognized. Pre-Qualification submissions from interested Trade Contractors shall be based upon CCDC Document No. 11 as well as supplementary documentation to demonstrate managerial, safety and financial capabilities. Only Trade Contractors who have completed projects of this scope, complexity and timeline will be considered. Trade Contractors previously involved with, or currently involved in litigation with the Project Stakeholders, including but not limited to the Client, Design Consultants or Buttcon Limited, may be rejected. Trade Contractors interested in being pre-qualified to bid the work SHOULD submit the following: - CCDC 11 Form Completed - Certificate of Insurance - WSIB Safety Rating - Statement of Litigation The qualification process will include an assessment of previous and current performances in a number of areas including but not limited to experience, similar work, construction volume, scheduling, quality control & quality management, workmanship, final completion, correction of deficiencies and Health and Safety. EVALUATION OF QUALIFICATION PACKAGE Buttcon will review the Qualification Package submitted and will award points based on the evaluation checklist. Proposals that do not meet the minimum criteria will be rejected. The Owner, Schlegel Villages Inc., has sole discretion over which firms, if any, are invited to bid on the work.
