Pursuant to 41-4-133 of the Code of Alabama, 1975, as amended, the Alabama Building Renovation Finance Authority (ABRFA) requests qualifications from qualified design professionals to provide a 1,000+ parking space Parking Deck in Montgomery, Alabama. The contract shall be awarded to one architectural firm and the services will be contracted per the Manual of Procedures for the State of Alabama Department of Finance, Real Property Management, Division of Construction Management (DCM). Proposed Scope of Work: The Scope of Work for professional design services shall include but not be limited the following: a new 1,000+ parking space parking deck to be located near the Gordon Persons Building. Estimated Construction budget to be $25,000,000. The type of funding is Fully Locally Funded. The term of the agreement will be for 2 years with an option to renew for 2 additional years, as applicable to the end of the Project. Qualifications: The Applicants shall demonstrate experience with similar projects and demonstrate familiarity with DCM's procedures and forms for design and construction projects. The Design team will provide at a minimum: Engineering to include site surveys, soil borings, and Storm water management plan. Landscape and irrigation planning. Testing Services for Concrete, etc. during Construction. A Design team proficient in Large Parking Decks, site utilization, cost estimates at preliminary and final submittals is required. Design elements include but are not limited to parking efficiency, site planning, and coordination to the Gordon Person Building. The design A/E team shall have the following qualifications and experience: An experienced team with extensive prior knowledge of Parking Decks, with projects of equal or greater size and complexity in the last 5 years. A team with experience working with a technical staff to develop specific facility requirements within the parameters set by ABRFA. An experienced team with knowledge of site design and infrastructure. Each Project Team member, including Consultants, to demonstrate knowledge, and extensive field experience in Parking Decks. Must have design professionals licensed and currently registered to practice in the State of Alabama. Previous experience working on State of Alabama Projects and familiarity with the Division of Construction Management's procedures.
