Renovation of a residential development in Titusville, Florida. Completed plans call for the renovation of a residential development.
Bid is cancelled as per website Perform skilled rehabilitation repairs to owner-occupied single family residence in accordance with Work Write Up Specifications PROJECT ADDRESS: 3446 TREVINO CIRCLE, TITUSVILLE, 32780 REROOF remove existing roof covering(s) to deck. Repair/replace all rotten deteriorated decking/boards and renail to code (includes a min. of 4 sheets and/or 128 sq.ft. of decking). Install second water barrier (peel-n-stick) and min. 30-year architectural shingles. Replace all drip edge, boots, vents, ridge vents, second story and chimney flashing. Eliminate any unused satellite dishes, antennas, etc. as directed by owner. EXTERIOR a) Siding- Remove existing siding on 2nd floor elevation and install house wrap such as Tyvek or equivalent. Check all window flashing and wall insulation andreplace/repair as needed. Install fiber cement board plank siding (match or similar to remaining house siding) and trim according to manufacturer's specifications. b) Stucco repairs - Remove excess foam, dirt and debris from underneath stucco face on rear of dining room. Extend stucco downward approximately two inches utilizing concrete adhesives and proven methods. c) Beam Repair rotten beam on south side of home. Cut out rotten wood and splice in new utilizing long construction screws for application, adhesive and wood filler. Cap with custom cut cedar board. d) Paint exterior pressure wash and paint all exterior surfaces complete. Includes all industry standard prep work such as caulking and patching cracks and holes (paying particular attention to the windows and window boarders), taping and masking. Apply primer and two coats of exterior latex paint. 3 colors total consisting of body, trim and doors. e) Replace gutters - Install new appropriately sized aluminum gutters on all non-gable sides. Direct downspouts to existing underground drainage pipe where available and feasible. All others with heavy duty masonry splash blocks terminating a min. of three feet from foundation. f) Walkway remove top tier level only of brick walkway in front of house up to the top step of brick, and replace with concrete walkway to driveway for improved accessibility purposes. g) Window glazing - replace broken window glazing on second story window w/factory replacement where possible. h) Trim & Siding replace 1st story corner trim on left side of the garage and rotten lower siding on either side with like for like materials.
