Renovation of a mixed-use development in Fort Mill, South Carolina. Completed plans call for the renovation of a 74,215-square-foot educational facility.

The Fort Mill School District is soliciting bids to replace the roofs at Gold Hill Middle and Sugar Creek Elementary Schools. PROJECT INFORMATION A. Project Name: Gold Hill Middle School Roof Replacement, Sugar Creek Elementary School Roof Replacement and Springfield Middle School Roof Replacement. B. Owner: Fort Mill School District C. General Scope of Work: 1. GHMS: Replace roof systems on 6 roof areas totaling 19,500 square feet with a two-ply modified bitumen roof system as specified. 2. SCES: Replace roof membrane, flashings and sheet metal on four roof areas totaling approximately 27,500 square feet with cover board and two-ply modified bitumen roof system as specified. 3. SFMS: Replace roof systems on 12 roof areas totaling approximately 27,215 square feet with two-ply modified bitumen roof system as specified. Bid security in the amount equal to not less than 5% of the gross amount of the bid is required. A Performance Bond and Payment Bond in the amount of the contract is required. Question Deadline 11/07/2024 at 5:00 PM ET Submit questions to REI Engineers, Inc. in writing to the Project Manager's email address listed above no later than 5:00 PM at least 7 days prior to the bid due date. Sugar Creek Elementary School: Low Slope Roof Replacement - Roof Areas A1-A4: a. Remove and dispose of the roof system including flashings and sheet metal down to the existing insulation system to remain. b. Replace wet or deteriorated insulation with Roof Insulation to match height of existing insulation system. c. Provide Tapered Insulation Crickets and Saddles loose laid. d. Provide Cover Board mechanically attached. e. Provide a two-ply modified bitumen roof membrane along with flashings and accessories. f. Replace sheet metal flashings and trim. g. Provide a complete, watertight, 20-year warrantable roof assembly. h. No Asbestos Containing Roofing Material was detected in test samples from the areas in this contract. Gold Hill Middle School: Low Slope Roof Replacement - Roof Areas A8-A13: a. Remove and dispose of the roof system including flashings and sheet metal down to the steel deck. b. Secure the steel deck to structural framing members. c. Provide 2" Roof Insulation mechanically attached followed by 1.5" Roof Insulation adhered in foam adhesive on Areas A8-A12. Provide Tapered Insulation System mechanically attached on Area A13. d. Provide Tapered Insulation Crickets and Saddles adhered in foam adhesive. e. Provide Cover Board adhered in foam adhesive. f. Provide a two-ply modified bitumen roof membrane along with flashings and accessories. g. Replace sheet metal flashings and trim. h. Provide a complete, watertight, 20-year warrantable roof assembly. 2. Roof Area A14: a. Adhere base ply and surface ply in cold adhesive over existing modified bitumen roof system along with flashings. b. Replace sheet metal flashings and trim. c. Provide a complete, watertight, 20-year warrantable roof assembly. d. No Asbestos Containing Roofing Material was detected in test samples from the areas in this contract. Springfield Middle School: 1. Roof Areas A1, A2, A3, A4, A6, A9, and A18: a. Remove and dispose of the roof system including flashings and sheet metal down to the existing insulation system to remain. b. Provide roof insulation system as specified in Section 07 22 16 "Roof Insulation". c. Provide a torch applied two-ply modified bitumen roof membrane along with flashings and accessories as specified in Section 07 52 16 "Modified Bitumen Roofing". d. Replace sheet metal flashings and trim as specified in Section 07 62 00 "Sheet Metal Flashing and Trim" e. Provide a complete, watertight, 20-year warrantable roof assembly. 2. Roof Areas A5, A7, A8, and A10: a. Remove and dispose of the roof system including flashings and sheet metal down to the concrete deck. b. Provide vapor retarder. c. Provide roof insulation system as specified in Section 07 22 16 "Roof Insulation". d. Provide a torch applied two-ply modified bitumen roof membrane along with flashings and accessories as specified in Section 07 52 16 "Modified Bitumen Roofing". e. Replace sheet metal flashings and trim as specified in Section 07 62 00 "Sheet Metal Flashing and Trim" f. Provide a complete, watertight, 20-year warrantable roof assembly g. No Asbestos Containing Roofing Materials (ACRM) have been detected in test samples of Roof Areas A1-A11 and A18.
