Site work and renovation of a mixed-use development in Brainerd, Minnesota. Completed plans call for the renovation of a 45,458-square-foot educational facility; and for site work for a educational facility.

This project will renovate 22,410 square feet and renew 23,048 square feet, in the student services and adjacent academic spaces in the core of campus, strategically clustering the student services area to include locker rooms and restrooms. Project Scope: This project consists of renovating two existing areas of the CLC Brainerd campus: (1) Area 1: Student Services and (2) Area 2: Athletics. The Student Services area renovation consists of interior renovations to the Central Building on the main level and a reconfiguring of the main entrance, including a new entry canopy in front of North Door 1. The existing interior space will be demolished and reconfigured to include all the student services for the campus. The new rooms include lobby reconfiguration with a new front desk, assessment and classroom spaces, new staff and security offices, flex and conference rooms, as well as business services such as mailing and printing. The work of the Athletics area is the renovation of the locker rooms adjacent to the gymnasium within the East Building to add more lockers to the area. Each locker zone includes new restrooms and showers. The restrooms and officials' locker areas north of the gymnasium are also part of the scope of this project. The project also consists of HVAC and electrical upgrades as required for the reconfiguration of the existing spaces and the demolition and repair of roof penetrations for new equipment. All lights are to be updated to new LED fixtures and a new ventilation unit will be installed for the locker rooms to meet the mechanical code. Renovation of the existing fire suppression systems in these areas is also part of this project.
