Memorial School 2025 Toilet Room Renovations The Work includes but is not limited to the following: (see the Contract Documents for specific Work requirements and details): 1. It is strongly recommended that the Bidders verify all existing conditions, dimensions, and areas prior to submitting a responsive / responsible bid. Site visits can be arranged through the Director of Facilities, Gary Oshea, cell phone number is (609) 435-4548, office number is (609) 884-9445. 2. Bidders are strongly encouraged to visit the site of the Project before submitting a bid. Such site visit shall be for the purpose of familiarizing the Contractor with the conditions as they exist and the character of the operations to be carried on under the Contract Documents, including all existing site conditions, access to the site, physical characteristics of the site and surrounding areas. 3. The Contractor shall provide a single full-time onsite Superintendent who is present for all work at all times including, but not limited to, subcontractor work. The Superintendent is responsible to maintain a daily log of all personnel onsite. 4. During the complete duration of the Work, the Contractor must maintain the continued operation and function of all services and systems including, but not limited to, fire alarm, data, network, information technology, security, audio visual, electrical and HVAC. If a disruption to a system occurs, the Contractor must immediately take all actions necessary to restore the system at the earliest possible time. Any required shutdown of any system needs to be coordinated and scheduled with the Owner. 5. The Project work consists of renovations to 13 existing classrooms to reconfigure the space in order to add 8 new single compartment toilets. This includes selective demolition, new stud walls, doors & frames, casework & equipment, VCT floors, vinyl base, lay-in ceilings, plumbing and site related tie-ins and modifications to the existing sanitary lines, HVAC ductwork modifications, lighting, and fire alarm devices A new exterior door will be installed including saw-cutting the existing masonry wall, lintels, FRP door, aluminum frame, ADA hardware, and new concrete pad tied into the existing entrance walkway. Work in the Toilet Rooms includes demolition of existing concrete slab for new utilities, new plumbing fixtures, toilet accessories, FRP wall panels, fluid applied flooring, lay-in ceilings, lighting, and fire alarm. Alternate Bid #1 associated with the fire alarm work is included in the specifications. 6. LOOSE FURNITURE, EQUIPMENT AND PERSONAL ITEMS: Unless noted otherwise, Owner shall be responsible to remove loose furniture, equipment and personal items from areas of work as needed to facilitate scheduled renovations. The Owner will work expediently to prioritize specific areas with the Contractor but may take up to (7) calendar days after the last day of school to remove all items completely. 7. Included in the Specifications is an Asbestos Investigation and Testing Report provided by Coastal Environmental Compliance, LLC. This Contractor will be required to coordinate its work with the Owner's Asbestos Abatement Contractor. The Asbestos Abatement work is NOT included in this Contract. It is anticipated that the abatement work will take approximately 7 days. 8. Restore all grades, lawns, concrete curbing, sidewalks, asphalt and pavement to pre-construction condition. 9. Contractor shall locate all subsurface wires, cables, pipes and pipeline in the work area prior to construction. See General Conditions Section 2.3.4 for additional information. Bids must be accompanied by a certified check, bank cashier's check, treasurer's check or Bid Bond in the form provided in the Contract Documents, with corporate surety satisfactory to the Owner, in an amount of 10% of the Base Bid, but in no case in excess of $20,000.00, pursuant to N.J.S.A. 18A: 18A-24, naming as payee or obligee, as applicable, The Board of Education of the Township of Lower, to be retained and applied by the undersigned as provided in the Contract Documents in case the successful Bidder defaults in executing the Agreement or furnishing the bonds and insurance certificates as required by the Contract Documents.
