Site work and renovation of a mixed-use development in Fort Dodge, Iowa. Completed plans call for the renovation of a municipal facility; for site work for a water / sewer project; and sidewalk / parking lot.
The Project consists of renovation of the 1st floor mezzanine, northwest portion of the basement, exterior west steps, and lower portion of south ramp at the FortDodge Municipal Building as specified in the contract documents. The Work includes demolition, concrete, metals, spray foam insulation, custom wood trims, fiber cement siding, casework, hollow metal doors, electric door access hardware, gypsum board assemblies, resilient flooring & base, carpet tile, painting, corner guards, CCTV, Fire Alarms, mechanical, electrical, & plumbing, site work, and site storm drainage systems. The Prime Contractor submitting the Bid shall provide and coordinate all Work required for this Project. Starting time for construction shall be within ten (10) days after the written Notice to Proceed is issued. The estimated starting date on site is January 13, 2025. Preparation and ordering of materials shall occur prior to the start of construction. Substantial Completion of the project shall be no later than Monday, August 25, 2025. Doc Note - Bidders may obtain as many as two sets of the Project Manual, including Specifications, plus two sets of Drawings, upon payment of $100 per set deposit, which shall be refunded if plans and specifications are returned to the office of the architect in reusable condition no later than fourteen (14) days following award of project. Deposit checks shall be made payable to Allers Associates Architects, PC, located at Suite 320, Wells Fargo Center, 822 Central Ave., FortDodge, Iowa 50501. Bidders interested in being listed in the Architect's office 'Plan Holders List' published and maintained by the office of the Architect may contact the office at 515.573.2377. Each proposal shall be accompanied by a bid bond, certified check, cashier's check or certified share draft in a separate sealed envelope, clearly marked "Bid Bond" or Bid Security", in an amount equal to five percent (5%) of the total amount of the proposal. The certified or cashier's check shall be drawn on a bank in Iowa or a bank chartered under the laws of the United States of America or the certified share draft shall be drawn on a credit union in Iowa or chartered under the laws of the United States and payable to the City of FortDodge. Said check or share draft may be cashed, or the bid bond forfeited as liquidated damages in the event the successful bidder fails or refuses to enter into a contract within ten (10) days of issuance of a Notice of Award and post bond satisfactory to the City of FortDodge insuring the faithful fulfillment of the contract and maintenance of said improvements as required by law. The bid bond should be executed by a corporation authorized to contract as a surety in the State of Iowa and must not contain any conditions either in the body or as an endorsement thereon. Such bid security will be returned to all except the three lowest bidders within three (3) days after the opening of bids and the remaining cash, checks or bid bonds will be returned promptly after the Owner and the accepted Bidder have executed the Contract, or if no award has been made within thirty (30) days after date of the opening of bids, upon demand of the Bidder at any time thereafter, so long as he has not been notified of the acceptance of his bid. The successful bidder will be required to furnish performance and payment bonds in an amount equal to one hundred percent (100%) of the contract price, said bond to be issued by a responsible surety approved by the FortDodge City Council of the City of FortDodge, and shall guarantee the faithful performance of the contract and the terms and conditions therein contained, the payment for labor and materials used in the project and the maintenance of said improvements in good repair for not less than one (1) year from the time of acceptance of said improvements by the FortDodge City Council of the City of FortDodge. Conditional bids will not be accepted. The right is reserved, as the interest of the Owner may require, to reject any and all bids, to waive any informality in bids received, as allowed by law. Bids may not be withdrawn for thirty (30) consecutive calendar days of opening. Posted Architect's Cost Range is: $620,000.00 - $670,000.00 *The value for this project is based on a financial range. The value is listed as the highest possible cost from the range provided by a stakeholder or official project document. Question Deadline 11/25/2024 at 12:00 PM CT Bidders may seek clarification of the drawings and specifications and from the Architect and propose substitutions. at which time no further information will be provided other than what is shown in the Drawings and Project Manual. The purpose for the deadline is to insure adequate time for preparation and issuance of an addendum, if needed. It is the intention of this request that addenda after this date may not be necessary. Conditional bids will not be accepted. The right is reserved, as the interest of the Owner may require, to reject any and all bids, to waive any informality in bids received, as allowed by law.
