Renovation of a municipal facility in Lunenburg, Massachusetts. Completed plans call for the renovation of a municipal facility.
Scope:- This project consists of roofing repairs to the slate portion of the roof, including repairs to flashing, flashing at the chimneys and missing pieces of slate. This project also includes repairing the wood gutters and the upper level of trim around the building per the plans. All trim work included in this scope is to be painted as well. Location- 960 Massachusetts Avenue Lunenburg, MA 01462 Contractor Qualification Required for DCAMM contracts over $150,000, Highway Division contracts over $50,000. Questions due: November 18, 2024 at 12:00 p.m - Questions on this IFB can be submitted in writing to the Town Manager's Office, via email, to jbelliveau@lunenburgma.gov Demo o Furnish all labor and equipment to remove old antenna and associated brackets and wiring per plans & specifications. o It is understood that this Agreement includes all indicated, related and ancillary materials and labor for all demolition of existing conditions. Masonry o Furnish and install all labor, materials & equipment to re-construct chimney cap per plans & specifications. Carpentry & Trim o Furnish and install all replacement and custom trim work, including but not limited to all wood trim and all related and ancillary materials and system components per plans and specifications. o Subcontractor shall ensure that all trim work is fabricated and installed in a professional manner in accordance with the Architectural Woodwork Quality Standards, current edition, published by the Architectural Woodwork Institute. o This scope does not include any work with window trim with the exception of the round window. Roofing o Furnish and install all labor, materials & equipment to reset or repair existing rubber gutter liners, including but not limited to rubber liner repairs, new metal trim, fasteners and all ancillary components. o Furnish and install all labor, materials & equipment to preserve existing step flashing around chimneys. o Furnish and install all labor, materials & equipment to verify and or re-attach sheet metal roofing. o Furnish and install all labor, materials & equipment to verify and or re-attach copper flashing on hips, valleys and caps. o Slates shall be installed by skilled and experienced roofers who will fit and fasten each slate. The roofer shall use large head slaters' solid copper nails, 1 1/2 inch or longer for field, and 2 inch for slates on hips and ridges. Nails should adequately penetrate the roof deck. o Nails shall not be driven so as to produce strain on slates. The slate shall be loose when fully nailed. If this is not executed properly, building movement could draw the nail head through the slate. o Nail Holes: Each slate shall be machine punched or drilled for two nails located for proper headlap. o Because roofing slate varies in terms of color shade, texture and weathering characteristics, the roofer shall draw slates from several pallets at once (shuffle) so as to blend the material on the roof. o Exposed nails are only permissible at the top courses where unavoidable. Exposed nail heads shall be covered with elastic cement. Hip slates and ridge slates shall be laid in elastic cement spread thickly over unexposed surface of under courses, nailed securely in place, and pointed with elastic cement. o All penetrations such as pipes and ventilators shall have slate neatly fitted around them. o Repair gutter to downspout connections as noted in plans & specifications. Paint o Furnish and install one (1) coat of primer and two (2) coats of finish paint on all exterior surfaces scheduled to receive paint including but not limited to trim, wood gutters, round window & trim, crown moldings, dental moldings, fascia, sheet metal roofing, metal trims, exterior masonry and related items exposed to view per plans and specifications. o This scope does not include any paint on window trim with the exception of the round window. o Coordinate with trim Subcontractor apply paint once walls are finished and acceptable for paint. o Putty, sand and paint / stain all wood indicated to be painted or stained. o Subcontractor shall be responsible for ensuring that all flammable or explosive materials including but not limited to paint thinners, lacquers, varnishes, rags or other materials are stored in a safe and appropriate manner at all times. Disposal of all materials shall be in strict accordance with all applicable rules, regulations, laws and ordinances at all times. o Subcontractor shall be responsible for ensuring that all surfaces are properly prepared and ready for the intent materials to be applied, including but not limited to proper surface finish, humidity, temperature, cleanliness and other factors required to properly install the intent finish. In the event the surfaces or site conditions are not adequate for finish installation the Subcontractor shall immediately notify in writing the Town of Lunenburg's Facility Director as to the nature of the problem and shall not begin installation until the problem is remedied. Actual installation of the finish material shall constitute acceptance of the site conditions by the Subcontractor. o Subcontractor shall be responsible for protecting all adjacent, non-painted surfaces from splatter, drips, overspray or from otherwise being damaged during the painting work. All overages shall be immediately cleaned in an appropriate manner with complete removal of the painting materials. Subcontractor shall be responsible for approved repairs or replacement of any finishes which cannot be cleaned to the satisfaction of the Town's Facilities Director. Provide all training, startup, owner's manuals for all equipment and systems provided by this contract. All owners operations manuals to be provided both in hard copy and digital format. o Provide coordination of work with other trades, including attending site meetings where required. o Provide submittals, samples, cut sheets and shop drawings to the Town's Facilities Director in a timely manner to allow for appropriate review and approval time. o Provide timely RFI's as needed. o Provide all layout for your scope of work. o Provide all ladders, step ladders, lifts, scaffolding, excavation equipment, hoisting equipment etc. required to complete this scope of work. o Portable restrooms/hand washing stations to be provided for all employees and subcontractors working under this contract. o Provide copies of all required trade/equipment licenses. o Provide all safety equipment & supplies for scope of work. Provide company safety manual and hazard communications program. o Provide site specific MSDS binder for all chemicals used on-site. o Provide OSHA 5-year recordable history if requested. o Provide Insurance rating information if requested. o Provide all closeout documents, including warranty letters and material products. o Provide safety documentation and insurance for all 2nd tier subcontractors. o Provide coordination of work with other trades, including attending site meetings where required. o Provide timely RFI's as needed. o Provide all layout for your scope of work. o Provide all ladders, lifts, scaffolding, excavation equipment, hoisting equipment etc. required to complete this scope of work. o Provide submittals for all materials of this contract. o Project must be completed within 60 calendar days from the date of contract award. o Contracts will only be executed using the template contract below.
