Renovation of a municipal facility in San Antonio, Texas. Completed plans call for the renovation of a municipal facility.

The cost range for each project is estimated to be between $50,000 and $50,000,000.. o The Port has determined it necessary to seek the services of qualified Construction Managers At Risk to provide value-based budgeting and constructability during the feasibility and design stages of improvement projects, competitive subcontractor pricing upon completion of a design, and reliable construction schedules for use by the Port in establishing timely rent proposals requiring input from a general contractor with expertise in tenant and building improvement projects. o The objective is to pre-select qualified CMAR contractors for tenant and building improvement projects. The pre-selection process, provides the Port with an added benefit of more accurate cost estimates, reduced planning/construction time and cost, and increased value of projects through earlier value engineering. o Project types include individual tenant and building improvements for commercial office and retail buildings not exceeding 15 stories, industrial or manufacturing facilities, and hangars, all estimated to be valued between $50,000 and $50M construction cost. Utilizing an inventory of existing building shell space that includes new Class "A" Office space and Flex Office/Warehouse space as well as previously occupied office and warehouse spaces, The Port will be constructing tenant improvements to facilitate a variety of prospective end users. Examples of the type of tenant and building improvements include the following: 1. Office space and demising partitions in warehouse buildings 2. Office space buildout 3. Historic building renovations 4. S.C.I.F. facilities The CMAR contractors selected will be expected to assist the Port in the preparation of proposals by providing estimating and scheduling information as well as recommending cost effective construction options.
