Renovation of a clubhouse / community center in Goshen, Indiana. Completed plans call for the renovation of a clubhouse / community center.

Elkhart County Clubhouse Dba Cora Dale House 114 S. 5th Street, Goshen in 46528 Attic: Salvage valuable items and move them to the basement , Clean up & Recycle other stored materials as required, Demo old Water tank. Second Floor: Clear materials out of the closet that will house AHU-3. First Floor: Remove all floor register dampers so that registers are fully open. New dampers in the ductwork will achieve system balance. Basement: Salvage and organize items that must remain. Store them in locations that will not interfere with project work. Remove trash and debris. Federal and State Requirements: This project is funded in part by a grant from the National Park Service's Historic Preservation Fund Program administered by the Indiana Division of Historic Preservation and Archaeology. Compliance with all applicable federal, state, and local laws, rules, and regulations is required, including: federal and state audit requirements, prohibition on lobbying activities, the Copeland Anti-Kickback Act, the Energy Policy and Conservation Act, the National Occupational Safety and Health Act, the Lead-Based Paint Poisoning Prevention Act, the Architectural Barriers Act, and Executive Orders and Department of Labor regulations regarding Equal Employment Opportunity. The Clubhouse (also referred to interchangeably as the Cora Dale House) will be in operation for the duration of this project. Normal Operating Hours are Monday-Friday, 8:30 am - 4:30 pm. 3.3. Bids must include the cost of all permits and other fees required to complete the work. 3.4. A specified Bid Pricing Data Sheet shall be included on the cover sheet of the Bid Submittal. 3.5. This Bid Package includes four Scopes of Work which encompass all aspects of this Natural Gas Furnace to Heat Pump Conversion Project. 3.5.1. Contractors may bid on any one or all of the Scopes of Work listed below. 3.5.1.1. HVAC Scope Sections: s1, s2, s4, s5, s6, & s7 3.5.1.2. Electrical Scope Sections: s1, s2, s8, & s9 3.5.1.3. Carpentry Scope Sections: s1, s2, & s3 3.5.1.4. Insulation Scope Sections: s1, s2, & s10 3.6. Summary of Work The Cora Dale House facility meets the needs of the Clubhouse and allows for continued growth. It is attractive, adequate in size, and conveys a sense of respect and dignity. In this project, we will address two needs: (1) replacing the aging furnaces with more energy-efficient heat pumps, and (2) insulating the attic. This work is important to improve energy-efficiency, to allow a move away from fossil fuel and allow the facility to continue to serve the community into the future. The project will remove two natural gas furnaces with air conditioners, one in the basement and one in the attic. Air conditioning condensers located on the South side of the house will be replaced by four heat pump condensers Two new heat pump air handling units will be located in the center of the basement serving the first floor. The second floor will be served by one heat pump air handling unit installed in a hallway closet and two fan coil units. In order to handle the additional electrical load of the heat pumps a 200 amp breaker panel and new 400 amp service from NIPSCO will be added. New ductwork and diffusers will be installed in the attic and new ductwork as needed in the basement. Insulation will be blown 17 inches deep in the attic.
