Under current zoning there is an as-of-right industrial and manufacturing use of the Site with a maximum Floor Area Ratio (FAR) of 2.0. Qualified parties may propose alternative uses through rezoning; however, such proposals may require approvals from Federal, State, and City agencies to develop the Site. NYCEDC plans to select one or more qualified parties for all or part of the Site on the basis of factors stated in the RFP which include, but are not limited to, financial feasibility, program and design, the qualified party's qualifications and experience, economic impact of the proposal, and responsiveness to the project goals stated in the RFP.
