After opening bids, no bid shall be withdrawn for a period of one hundred (100) calendar days without written consent of the Owner. All bids shall be accompanied by a scanned copy of the bid bond in an amount of not less than 5% of the contract amount. Original copy of the bid bond will be requested from the successful bidder immediately following the bid opening. Answers to questions will be issued via addenda throughout the bidding process. Each bid shall include all work, labor, equipment and materials necessary to complete the project as required in strict compliance with the drawings and specifications (Plans) prepared by CSO Architects, 8831 Keystone Crossing, Indianapolis, IN 46250. The successful bidder will be required to pay laborers, workmen, mechanics and other employees on the work under this contract not less than the prevailing wage for each craft, trade or occupation as established under the Davis-Bacon Act. Construction of a new 7-level airport hotel with approximately 253 guestrooms. The hotel will provide park and walk customers accessibility through the hotel to the existing parking garage. A full-service restaurant serving 3 meals a day is located on the 1 st level. Other amenities will include lounge/bar areas and fitness center on the 7th floor. A rooftop outdoor plaza space will provide spectacular views of airport operations and incoming/outgoing flights. The building structure consists of a post-tension concrete structure. The building exterior will be a combination of floor to ceiling curtainwall with metal panels on the panels similar to the Airport Terminal. Project goals are to achieve a LEED Silver Certification. Airport operations are 24-7, 7 days a week. While the project is NOT within the airside area of operations, bidders must take into consideration the logistics of the site, delivery of materials to the project site, and daily pedestrian traffic as work crews arrive and depart each day and factor any special considerations into their Bids. All bids are to be inclusive of Davis-Bacon requirements. Rates for Marion County, Indiana can be located at online. At time of publishing these Instructions to Bidders, current wages were General Decision Number: IN20240002 dated 10/18/24 (Modification 23) for Building Construction type. Refer to Instructions to Bidders section for additional information and published rates. CMc is implementing a Subcontract Default Insurance program in lieu of Bonding, therefore bidders are not required to include costs for Payment and Performance bonds. Bidders shall begin the Work on receipt of the Notice to Proceed and shall complete the Work within the Contract Time as described in section 00 31 13 Preliminary Schedules. After the meeting, attendees may meet with local subcontractors and MBE/WBE/VBE firms.
