The Town of Derry, Department of Public Works, Building and Grounds Division is seeking proposals from architectural firms and engineering firms for the preparation of a Town Facility Master Plan for three Fire Stations owned by the Town of Derry as well as the Taylor Library located at 49 East Derry Rd. The Master Plan must take into consideration the following major components of the subject facilities: - Structural integrity of the building from foundation and sills up to and including the roof. - Exterior of the building including painting needs, siding, brick work, etc... - Interior conditions of finishes including floors, walls, ceilings and all interior components such as doors, permanent partitions, moulding, etc. - Mechanical systems with consideration of lifespan of major components such as boilers, air conditioning systems, and plymovents. - Electrical systems with consideration of present electrical codes and service capacity. - Fire protection systems. - Environmental concerns such as lead paint and asbestos. - Energy efficiency of structures including insulation, thermo-pane windows, and modern lighting. - Compliance to the American Disabilities Act in all aspects of the building. The proposal will require a general overview of all facilities with a plan for renovation and continued upkeep of these facilities along with rough cost estimates for the improvements. While it will be necessary to make an assessment on each building, this is not intended to be a document to be used for letting contracts for construction. The purpose of this proposal is to prepare a long range plan for the upkeep of Town owned facilities and to plan for needs of these facilities in the Capital Improvement Plan of the Town of Derry for a fifteen year period. For budgeting purposes, the cost associated with the library should be separated from the remaining three fire stations.
