The following services are required: 1. Preparation of Construction Documents (drawings, specifications, and calculations) using the initial design documents to include architectural and structural drawings. RSIC can provide the Phase I Plans upon request, provided there is a release from H & K Architects. a. Structural Engineering to prepare design documents for five windows and one door based on analysis of walls and jambs and necessary structural reinforcement. b. Historic Preservation Consulting for evaluation of the architectural and structural design to ensure appropriate treatments and materials 2. Bid Phase. Contractor will distribute the bid documents to bidders, answer questions during bidding and issue addenda as required. 3. Construction Administration to include attendance at pre-construction meetings, onsite meetings, preparation of change orders and punch list and review of project close out documents. a. Record Drawings. Preparation of record drawings based upon bid documents and construction revisions. Questions should be submitted no later than December 20, 2024 The standard contract for professional services is included as an attachment to this RFP. The selected firm will be required to maintain a commercial general liability insurance policy, on an occurrence basis, including products and completed operations, in the amount of $1,000,000, and a general aggregate limit of $2,000,000 LICENSES AND PERMITS: It shall be the responsibility of the Contractor to acquire all necessary licenses and permits prior to commencement of work and to comply with all applicable Tribal, City, County, State and Federal Laws, regulations and codes. The Contractor shall be responsible for any/all types of insurance, tax, permit, fee, license, or other expense(s) required due to his services under this contract, unless otherwise stated herein. If applicable any/all construction material used within this contract is subject to Reno-Sparks Indian Colony Tribal Jurisdiction and reporting of such will be directly to the Reno-Sparks Indian Colony.
